Intumescent and fire-rated sealant around gaps, frames and service penetrations for Inver, backed by a one-year guarantee. Ask us for a quote.
- Unsealed gaps around fire door frames
- Standard silicone or caulk in a fire-stopping gap
- Open joints along the top of partitions
How the visit works
There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes anything from a few hours to several days, depending on how many gaps there are, including the tidy-up. Outdoor work around Inver depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- Before starting, we go through the specification or action list with you.
- We measure every gap and note what it’s in and what passes through.
- Unsuitable material such as ordinary foam or silicone is cut out and the gap cleaned.
- The specified fire-rated sealant goes in over any backing its detail requires.
- We hand over a list of locations and products for your files.
How to prepare
- Where the joints are inside, avoid wetting them before we arrive
- On commercial sites, let us know about site rules
- Tell us if parking is tricky

About our fire rated sealant in Inver
Ordinary silicone or decorators’ caulk in a fire-stopping gap isn’t a fire-rated seal. We cut out the wrong material and reseal with a fire-rated product tested for that kind of gap. We’re often asked to deal with gaps flagged on a fire risk assessment and unsealed gaps where pipes and cables go through a wall, on door frames, service penetrations and plasterboard & masonry.
Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.
You’re covered for a year from the day we finish. If anything isn’t right with it, send an email to info@mrmastic.co.uk.

More services for Inver
For landlords and businesses
We also work for property managers and facilities teams. We can quote a run of properties together, and we’re fully insured for the work.
Hotels need rooms back in use, so we plan the work room by room. Hotel work is part of what we do, alongside homes and businesses.
Why act early in Inver
Waiting for the next refit can leave a gap open for years. Sealing the gap now is a contained job on its own and needn’t wait for anything else. Around Inver, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.
Why Inver clients choose us
- Anti-fungal sanitary silicone in wet areas
- Experience in homes, commercial sites and hotels
- Any old sealant cut out fully, not covered over
- We leave the area clean and tidy

Door frames
Our work is the joint between frame and wall. Doors, seals and closers are for a door specialist and we will mention anything we notice.
Linear gaps
Linear gaps run along the head of walls, at floor edges and between panels. They’re sealed with a fire-rated sealant over backing where the detail calls for it.
Inver questions
Can you help a landlord with a rental near Fearn station?
Yes. We work for landlords and letting agents as well as householders, and several properties can go on one quote. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.
Are the rules for fire-rated sealant different in Scotland?
Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.
Can you tell me which gaps need fire stopping?
No, assessment is not something we do. When your assessor or designer has set out what’s needed, we’ll quote for the sealant work on it.
What does fire rated sealant cost?
Size, access and the old material all affect the cost. Ask us for a quote and we will talk you through it.
Can new sealant go over the old?
No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. We remove it all first.
What do you need from me for a quote?
Only a few details: the address or postcode, what’s wrong and any access issues. Then drop us a line at info@mrmastic.co.uk.
Is intumescent sealant the same as fire-rated sealant?
Intumescent means it swells when heated to help seal the gap. It’s one type of fire-rated sealant; the right one depends on the gap and what passes through it.
Can you tell me how many minutes the seal will last?
Ratings and certification sit with the product’s test evidence and whoever specified the work. Our part is installing the specified product to its tested details and giving you a record of where it went.
What we cannot put right
A few problems are outside what sealant work can do:
- A wall that is not a fire-resisting element to begin with
- Deciding what fire stopping a building needs
- Doors that aren’t fire doors in the first place
If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before booking.

Commercial buildings in Inver
If you run a hotel, guest house or holiday let in a coastal place like Inver, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. In Scotland, building work comes under the Building (Scotland) Regulations and their technical handbooks. We install fire-rated sealant to the product’s tested details, though we do not certify buildings or do fire risk assessments.

How to look after the new joints
Good habits help new joints last longer. Our tips:
- Never patch a fire seal with standard sealant
- Do not paint over fire sealant until it has cured
- Tell trades working in the building that fire seals must be put back
- Keep photos of seals that will be hidden
Avoid covering a sealed gap with anything that isn’t part of the tested detail. If it needs repair, use the same type of product. We can tell you which product we used.
If a fire risk assessment has flagged a gap, don’t leave it for the next one. Get it sealed and recorded.
What affects the cost of fire rated sealant
Every job gets its own quote. These are the things that affect it:
- How many areas need sealing
- The amount of work
- When we can work, for business premises
- Whether old sealant or filler has to be cut out
Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part.
What to tell us for a quote
To help us quote quickly, please include:
- What’s wrong with the joints now
- Photos by email, if that’s easy
- The rough size of the job
- Any previous sealing or DIY work
We quote each job on its own, so start by telling us what you need. Just send an email to info@mrmastic.co.uk with the details, and pictures are welcome.
