New homes and floors in Inver

Inver is close to the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so it’s worth checking at snagging. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.

Around Inver, as everywhere, new build mastic is only as good as the preparation behind it.

About our new build mastic in Inver

A new build should have a neat, sound bead at every joint. Smeared, patchy or cracked sealant is worth sorting early, before water gets into the floor or walls. Typical jobs include gaps between new skirting and floors and second-fix sealing on new plots, on windows & doors, bathrooms & en suites and skirting & floors.

Around smaller Scottish places like Inver, new homes tend to be single plots or small developments. They need their sealant and floor joints finished just as carefully as on a big site.

Every job comes with a 12-month guarantee, wherever you are in Highland.

Inver: your questions answered

Can you do new build mastic in Inver?

Yes. Our work covers the whole of Scotland, and Inver is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.

Do you work for landlords with property near Fearn station?

Yes, we work for letting agents and landlords. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.

Is it worth trying it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

How long before the joint can be used?

Most sealants are touch-dry well before they’re fully cured. We will tell you how long to leave the joint before we leave.

Is the work guaranteed?

Yes. All our work carries a one-year guarantee.

Why has my new-build shower seal failed already?

Cracking in the first couple of years is common. Rushed application on dusty surfaces makes it worse.

What should I tell you?

Let us know what needs doing and where, plus pictures if you have them. We’ll ask anything else we need to know.

Can you quote for more than one area?

Yes. Just list everything you need and you’ll get one quote.

What the job involves on each surface

Plot handovers

Plot mastic is carried out to the developer’s schedule. Each joint is cleaned and primed where needed.

Windows and doors

A draught at a new window can be a missed or failed joint. We look at the joints and reseal where needed.

What affects the quote in Inver

For a quick quote, just ask. What matters most is:

  • Which sealant suits the joint
  • Mould in or behind the old joints
  • The amount of work
  • The old material and how stubborn it is

Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, plus any working-time requirements on site. Call for a quick quote and we will explain what it covers.

Asking for a quote

Before you ask for a quote, have a think about:

  • Whether it has been sealed before
  • Pictures of the joints, sent by email
  • The address or postcode of the job
  • The rough size of the job

We do not publish a price list, as no two jobs are quite the same. Instead, we send you a clear quote for your job. To get started, send an email to info@mrmastic.co.uk.

What we do, step by step

Most of a good job is in the preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. In total, it normally takes anything from a few hours to several days, depending on the number of plots. For a place like Inver, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. Each joint is checked for movement before any work starts.
  2. We remove the failed sealant and clean the joints.
  3. We make sure the joints are dry and prime them if needed.
  4. Baths are filled with water, then the new sealant is applied.
  5. The finished joints are checked and the cure times given.

Before we arrive

  • For business premises, tell us about site rules or sign-in
  • Let us know about parking restrictions
  • Move anything stored near the joints

What we are called out for in Inver

The wrong product is sometimes used in the wrong place: decorators’ caulk in a wet area, or a stiff sealant where there’s movement. Both fail early.

If you can see any of these, it’s time to have the joints looked at:

  • Cracked sealant around new window and door frames
  • Beads laid onto grit and dust from the build
  • Leaking shower tray seals in a new home
  • Smeared, uneven beads picked up at snagging

For new homes near Fearn station, it’s worth checking the sealant early, while snags are still fresh.

Our hiring checklist

Can I do it myself?

If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Keeping the joints in good condition

Aftercare is simple, and it makes a real difference:

  • Look at the sealant regularly in the first couple of years
  • Avoid scourers and strong chemicals on sealant
  • Do not seal over failed sealant yourself
  • Act quickly if a seal starts to leak

Follow the cure time we give you before the area gets wet. Silicone is generally left for about a day before water reaches them.

Report failed sealant to the builder while you are in the snagging period. After that, putting it right may fall to you, so raise it early.
