Later work by other trades often breaks through fire stopping, especially in flats, HMOs, offices and schools. A new cable run or a replaced pipe can leave an open hole behind. We seal them with a product tested for that kind of gap. Typical jobs include unsealed gaps around fire door frames and standard silicone or caulk in a fire-stopping gap, on plasterboard & masonry, service penetrations and linear gaps.

Work in a place like Strontian is planned ahead, journey included, so the job can fit around guests, residents or opening hours where possible.

Each job carries a 12-month guarantee.

How we quote for fire rated sealant

For a quick quote, just ask. The main things that affect it are:

  • Any working-time requirements on site
  • Whether there’s mould to deal with
  • How many rooms, windows or areas are involved
  • How much there is to do

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.

Helping us quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • If it’s domestic, commercial or a hotel
  • Where the job is, and your postcode
  • Any access issues, like height or stairs
  • Whether it has been sealed before

Need a quote? Please send an email to info@mrmastic.co.uk and tell us about the job. We will explain what we’d do and send you a clear quote before work begins.

Strontian questions

Do Scottish building rules affect fire-rated sealant work in Strontian?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Is Strontian in your area for fire rated sealant?

Yes. Our work covers the whole of Scotland, and Strontian is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.

Do you carry out fire risk assessments?

No. That’s for a fire risk assessor, designer or building control. Our job is applying the sealant to their specification.

Can you do several jobs on one visit?

Yes. Tell us about everything you’d like done and we will quote it together.

Do you guarantee your work?

Yes: twelve months. If anything is not right with the work within the year, let us know and we’ll sort it.

Will you leave a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Can you seal over the old sealant?

No. New silicone will not bond to old silicone, and anything trapped underneath, including mould and water, stays there. It all has to come out first.

What does intumescent mean?

Fire-rated sealant covers any sealant tested for use in fire stopping. Intumescent types expand when heated, and they’re one option among several. The specification and the tested detail decide which is used.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Do not paint over fire sealant until it has cured
  • Don’t fill fire-stopping gaps with ordinary foam or silicone
  • Store the list of sealed gaps with your building paperwork
  • Photograph sealed gaps before they’re covered up

Tell other trades that the gaps have been sealed, and make sure anything they disturb is resealed with a suitable product. Later work is a common cause of damaged fire stopping.

If a fire risk assessment has flagged a gap, do not leave it for the next one. Get it sealed and recorded so the item can be closed.

Do you need fire rated sealant in Strontian?

Gaps also open up as buildings move: cracked or debonded sealant leaves an open route through the wall. Damage from cleaning, knocks and maintenance adds to it.

Look out for any of the following:

  • Gaps filled with a product that is not fire-rated
  • Unsealed gaps where pipes and cables go through a wall
  • Seals cut through by electricians, plumbers or data installers
  • Open gaps behind door architraves

If you look after a church, hall or community building such as Strontian Church, service openings in its walls need the right fire-rated sealant, as in any building.

Fire rated sealant around Strontian

If you run a hotel, guest house or holiday let in a coastal place like Strontian, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details, though we do not certify buildings or do fire risk assessments.

In and around Strontian, as anywhere, good fire rated sealant starts with a clean, dry, properly prepared joint.

How it works

On the day, we look over the joints with you first. We protect the surfaces around the joints before any work begins. The work generally takes a few hours for a handful of gaps, and longer for a whole building. Outdoor work around Strontian depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. We start with the survey or action list, checking the size and surfaces of every gap.
  2. Old or unsuitable sealant is cut out and the gap cleaned.
  3. Where the tested detail needs backing or fill, we fit it.
  4. We apply the fire-rated or intumescent sealant to the specified depth and tool it.
  5. Locations and products are noted so you have them on file.

How to prepare

  • Tell us about any water getting in
  • Try not to wet indoor joints just before the visit
  • Mention any parking rules near the property

Plasterboard walls

Plasterboard partitions are common in flats, offices and conversions. We use a product tested in that kind of wall.

Flats and HMOs

Conversions normally leave a mix of old and new service holes. We seal the ones on your specification with a tested product and the locations noted.

DIY sealant or a professional job?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
