Bathroom resealing in Strontian, done properly
Showers work their sealant harder than baths. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. Common call-outs are for water getting behind the kitchen upstand and lumpy, uneven sealant from a DIY attempt, across baths, shower trays & enclosures and sinks & splashbacks.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are usually the first signs.

How it works
There’s no need to move everything out before we come, only the area right around the joints. We protect the rest, and the job takes around two hours for one bath or shower, longer for a whole bathroom for a typical job. Outdoor work around Strontian depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you are told the cure time, normally around 24 hours.
Preparing for the visit
- Try not to wet indoor joints just before the visit
- Keep pets and children clear of the area while we work
- Clear the area around the work

Wet rooms
Not every wet room leak is a sealant problem. We reseal the joints and will tell you if the water seems to be coming from somewhere else.
Baths
Acrylic baths flex the most, while steel and cast iron baths move less but still settle when full. Loading the bath with water before sealing allows for it.
What bathroom resealing looks like in Strontian
Strontian is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
In the older streets around Strontian Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Quotes for bathroom resealing in Strontian
We do not publish a price list, because jobs vary so much. The quote depends on:
- Working hours on commercial sites
- How much old sealant there is and how hard it is to remove
- The type of sealant required
- Access and height
What it costs depends on the size of the job, how much old material has to come out and access to the work. You’ll have a clear quote before any work starts, so you know where you stand.
What to tell us for a quote
You don’t need to know the technical terms. It helps if you can tell us:
- How we’d reach the joints
- If someone has resealed it before
- How many joints, rooms or windows are involved
- The type of property
It all starts with a short chat. Describe the problem, the location and the size of the job. When it suits you, email us at info@mrmastic.co.uk.
Leave it or put it right?
Leaving a split or mouldy bead only stores up trouble. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, and that’s a far bigger job than a reseal. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
What you pay reflects the work, not guesswork. That is why we ask a few questions first.

When something else is needed
Sealant is not the answer to every problem, and we will tell you before any work starts. Sealant will not put right:
- A cracked shower tray or bath (that needs repair or replacement)
- A tray that rocks until it’s re-bedded
- Tiles that have come away from the wall
If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.

What else we do in Strontian
Keeping the joints in good condition
How long the joints last depends on use and care. We suggest:
- Use gentle cleaners on the silicone
- Check the joints every few months for splits or lifting
- Wipe the sealant dry after showering
- Wipe up water along the back of the worktop
Give the silicone time to cure before it gets wet, which is generally around 24 hours. After that, a quick wipe after showering helps keep it clean.
Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. A reseal in time can save the worktop.
When to call us in Strontian
Older sealant shrinks and hardens. Along worktops it tends to pull back from the wall, leaving a thin gap where water and food collect. Heat from the hob and strong sprays speed it along.
Most people get in touch after spotting one of these:
- A reseal done over the top of the old bead
- Black spots spreading through the bead
- Leaks into the floor or ceiling below
- A bead that has pulled away from the tiles
In and around Strontian, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.
What your quote should include
- How long the guarantee is
- How much experience the applicator has
- How the surfaces are prepared before sealing
- Whether you can choose the colour
