Appin Bathroom Resealing

Baths, showers and worktops in Appin need attention? We cut out the old, prepare the joints and apply the right sealant, with a one-year guarantee.

Signs you need bathroom resealing in Appin

Black mould is behind a lot of resealing. Bathrooms without good ventilation keep the silicone damp for hours, and mould that has grown into the silicone generally will not clean off.

Look out for any of the following:

  • Gaps where the bath or tray has moved
  • Damp behind the bath or under the tray
  • Cracked, shrunken or lifting silicone
  • Failed sealant on the screen profile

In the older streets around Appin Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant.

About our bathroom resealing in Appin

It isn’t only bathrooms. Worktop upstands, sink edges and splashback joints all take splashes every day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We work on sinks & splashbacks, shower trays & enclosures and basins & vanity units, and the jobs we see most are a reseal done over the top of the old bead and black spots spreading through the bead.

Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

You get a 12-month guarantee, the same in Appin as everywhere else we work.

Why it’s worth doing now in Appin

Running new silicone over the old joint can look tidy for a few weeks, but it will not bond. Water creeps under it and mould follows, so the next person has twice as much to remove. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re unsure, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

Why us?

  • Sealant colour chosen to suit
  • We agree the colour with you first
  • Neat joints and a tidy finish
  • Over 20 years’ experience

DIY sealant or a professional job?

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

Work for landlords, hotels and businesses

We work for landlords and letting agents as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order.

From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Use gentle cleaners on the silicone
  • Wipe the sealant dry after showering
  • Move toiletries away from the joint
  • Open a window or run the fan so the room dries

Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the bead dries out between uses.

Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.

What we cannot put right

In fairness, there are a few things sealant will not fix:

  • Loose or hollow tiles, or failed tanking behind them
  • Water getting in through the grout rather than the sealant
  • Water coming from the plumbing rather than the joint

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before booking.

Your questions about bathroom resealing in Appin

Do you cover Appin for bathroom resealing?

Yes, Appin is within the area we cover. We work across all of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job, and we will give you a clear quote.

Is Appin within the area you cover?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Can you work on commercial sites?

Yes, regularly. We can plan bigger jobs in stages.

How do I get a quote for bathroom resealing in Appin?

The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.

Is the work guaranteed?

Yes, for 12 months. Good ventilation and gentle cleaning help it last.

How long will the resealing take?

That depends on the number of joints and the state of the old sealant. Allow a couple of hours for a typical bath or shower.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator.

Can new silicone go straight over the old?

No. A bead laid over old silicone soon starts to come away. We remove the old bead completely before resealing.

The process

Once we are on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Outside jobs in Appin need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you’re told the cure time, usually around 24 hours.

Getting ready for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Clear items away from the joints we are working on
  • Tell us about any water getting in

Appin is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Around Appin, as everywhere, bathroom resealing is only as good as the preparation behind it.
