Bathroom & kitchen resealing in Achnacroish, Argyll and Bute
Bath, shower, basin, wet room, worktop and sink resealing for householders, landlords and businesses in Achnacroish. ARBOMaster approved applicators, fully insured, with a one-year guarantee.
- Smears of silicone across the tiles
- New sealant laid over old sealant that is now lifting
- Sealant that has split, shrunk or peeled away
Bathroom resealing in Achnacroish, done properly
It is not only bathrooms. Worktop upstands, sink edges and splashback joints get wet every single day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. If you have two layers of silicone, both failing and a bead that has pulled away from the tiles, we can put it right.
Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

Surface by surface
Kitchen worktops & upstands
The joint between worktop and wall takes splashes, crumbs and cleaning sprays. The new bead is colour-matched where it shows, so the line doesn’t stand out.
Shower trays & enclosures
There are usually two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so each is cut out and renewed with anti-fungal sanitary silicone.
Why it’s worth doing now in Achnacroish
A clean new bead makes a room look cared for, which helps when a home is being let or put on the market. A smeared, uneven DIY bead does the opposite. Around Achnacroish, water from a failed joint in an older stone home can soak into timber and plaster.
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Should I try it myself first?
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Can tenants book the work?
Yes. Ask your landlord first, and we can send them the quote if that helps.
What we cannot put right
New sealant can’t fix everything, and we’d rather say so up front. Sealant will not put right:
- Tiles that have come away from the wall
- A bath or tray that moves because it is not properly supported
- A tray or bath that’s cracked through
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before you book.

How the visit works
On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The job generally takes a morning or an afternoon for most single baths and showers from start to finish. Somewhere like Achnacroish may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We start by protecting the area and stripping out the old bead.
- The joint is cleaned, degreased and treated for mould.
- The joint is left to dry, and baths are filled with water first.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- Finally we tidy up and explain the cure time before we leave.
How to prepare
- Mention if the joints have been sealed before
- Keep pets and children clear of the area while we work
- Tell us if parking is tricky

Aftercare tips
Joint life depends on how it’s used and looked after. We suggest:
- Squeegee the walls and tray after use
- Wait for the cure time we give you
- Dry worktop joints after washing up
- Use gentle cleaners on the silicone
Clean the silicone with care: a mild bathroom cleaner and a soft cloth is enough. Avoid scouring pads and anything sharp, because a damaged bead gives mould a foothold.
Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.
Bathroom resealing around Achnacroish
Achnacroish is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
In and around Achnacroish, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint. For jobs in and around Achnacroish, choosing the right material for each joint is as important as a tidy finish.
