Common problems we fix in Achnacroish
Water gets into small cracks in the mastic and loosens it further. Windows facing the weather tend to go first.
Any of these means the joints need attention:
- Window mastic to renew ahead of painting
- Gaps between timber frames and stone or brick
- Mastic worn away on windows facing the weather
- Draughty sash windows at the surround
For jobs in and around Achnacroish, choosing the right material for each joint is as important as a tidy finish.

Sand mastic in Achnacroish
Sand mastic is the traditional way to point the gap between a timber window frame and the stone or brick around it. It’s made from sand and a linseed-oil-based binder and built up by hand. On period homes, it looks right where silicone wouldn’t. Common call-outs are for gaps where the frame meets the masonry and silicone on a period window that looks wrong, on sash and case windows, brick reveals and period & listed homes.
Outdoor sealant needs a dry surface, so window work around Achnacroish is planned around the weather. Tell us about access to all the windows and doors, upstairs included.
You get a one-year guarantee, the same in Achnacroish as everywhere else we work.

Keeping the joints in good condition
No joint lasts for ever, but care makes a real difference. A few tips:
- Leave the new mastic unpainted
- Avoid patching sand mastic with silicone
- Inspect the joints round the windows every year or so
- Make sure water runs off the sill
Make sure water drains away from the window surround. Water sitting against the mastic shortens its life.
Once mastic starts to crumble, rain gets in. It can soak into the frame and the surrounding masonry so early renewal protects both.

What happens if it’s left?
Filling over old, loose mastic doesn’t last. Raking out and preparing the joint gives it a sound base so the new mastic stays put. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

Should I try it myself first?
A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Windows and doors in Achnacroish
Achnacroish is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.
Around Achnacroish, as everywhere, sand mastic is only as good as the preparation behind it.

How the visit works
Most of a good job is in the preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it normally takes a few hours per window, depending on the condition of the joints. For a place like Achnacroish, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- First we agree which joints need doing.
- Old mastic and any loose material are raked out.
- We pack any deep voids first.
- The sand mastic is mixed and pressed into the joint by hand.
- The surface is finished to suit the stone or brick.
Getting ready for the visit
- For indoor joints, keep the area dry beforehand if you can
- Mention if the joints have been sealed before
- For business premises, tell us about site rules or sign-in

How do I get a quote for sand mastic in Achnacroish?
We don’t publish prices, because the cost depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.
Which products do you use?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference.
I’m a tenant. Can you help?
We’re happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.
Will there be a smell?
Some sealants have a smell while they cure, which fades as it sets. Ventilation helps.
