Bathroom resealing near Ceann Loch Muideart

Can I do it myself?

A DIY attempt does not rule out a professional job. We remove it and do the joint properly.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

Bathroom resealing in Ceann Loch Muideart

We fill the bath before sealing it. A full bath sits slightly lower than an empty one, so the bead is not stretched the first time someone gets in. Quick jobs often leave it out, and it makes a real difference. We’re often asked to deal with smears of silicone across the tiles and gaps where the bath or tray has moved, across kitchen worktops & upstands, baths and sinks & splashbacks.

Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

The work is covered for a year after we finish. If anything isn’t right with it, drop us a line at info@mrmastic.co.uk.

What sealant work can’t fix

Sealant isn’t the answer to every problem, and we’ll tell you before work begins. It won’t solve:

  • A tray that rocks until it’s re-bedded
  • A leaking waste, trap or valve
  • A cracked shower tray or bath (that needs repair or replacement)

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before you book.

FAQs for Ceann Loch Muideart

Is bathroom resealing in Ceann Loch Muideart guaranteed?

Every job comes with our one-year guarantee, wherever it is. We’re fully insured, and an ARBOMaster approved applicator.

Do you cover Ceann Loch Muideart for bathroom resealing?

Yes, Ceann Loch Muideart is within the area we cover. We work across all of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Do you do commercial work?

Yes. We’ve worked for hotels, offices and other businesses and we’re fully insured.

Do you remove the old sealant?

Yes, always, and completely. New sealant won’t bond properly to old, so the joint is cleaned back first.

Is it messy?

No. We protect the surfaces around the joints, and we tidy up before we go.

Is white the only colour available?

White and clear are the most common choices, but other colours can be used to suit tiles and worktops. Let us know your preference when you ask for a quote.

Is there any odour?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

Can you just seal over the old silicone?

No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.

Keeping the joints in good condition

Looking after new joints is easy, and it makes a real difference:

  • Dry the bead with a towel now and then
  • Keep an eye on the corners, where splits start
  • Dry worktop joints after washing up
  • Keep bottles off the sealant line

Don’t stand bottles along the bead, as they hold water against it. A quick squeegee after showering helps the joint dry.

A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.

Ceann Loch Muideart homes and their sealant

Ceann Loch Muideart is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.

In the older streets around Episcopal Church of St Finnan, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

How the visit works

We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes half a day or less for one room, longer when the kitchen is included and we leave things clean and tidy. Outside jobs in Ceann Loch Muideart need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We clear away and tell you when it can get wet, generally after around 24 hours.

How to prepare

  • Tell us about any water getting in
  • Mention any sign-in or site rules at work premises
  • For indoor joints, keep the area dry beforehand if you can

What affects the cost of bathroom resealing

There’s no set price list, because no two jobs are the same. The quote depends on:

  • The number of rooms or windows
  • The number and length of the joints
  • How easy the joints are to reach
  • Any working-time requirements on site

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

Helping us quote

To help us quote quickly, please include:

  • If it’s domestic, commercial or a hotel
  • The problem you’ve noticed
  • Roughly how big the job is
  • If someone has resealed it before

Getting a quote is simple: let us know the job and the location and its rough size. A few pictures by email make the job easier to understand, and we will take it from there.

Signs you need bathroom resealing in Ceann Loch Muideart

Sealing over old silicone is one of the commonest mistakes we find. New silicone won’t bond to old silicone, so it lifts, lets water in and traps mould underneath.

The most common problems we see are:

  • Water escaping at the shower enclosure
  • Black spots spreading through the bead
  • A messy, uneven bead from a previous reseal
  • Gaps where the bath or tray has moved

Around Ceann Loch Muideart, as everywhere, bathroom resealing is only as good as the preparation behind it.
