Bathroom resealing for Morar homes and businesses

Bathroom resealing in Morar, done properly

A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. Only once it’s dry does the new bead go on. We’re often asked to deal with cracked, shrunken or lifting silicone and smears of silicone across the tiles, on baths, kitchen worktops & upstands and wet rooms.

A bathroom in a place like Morar gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

A 12-month guarantee comes as standard, so you’re covered after we have gone.

DIY versus a professional finish

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Bathrooms and kitchens in Morar

Morar is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Schools such as Mallaig High School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you live in an older home near Roman Catholic Church Of St Cumin And Presbytery, walls and floors in older homes can move, and sealant and grout show it first.

Morar is in Highland. We provide bathroom resealing to homes and businesses in Morar and nearby. Across Highland, we cover 253 places, and Morar is one of them.

Are you fully insured?

Yes, we’re fully insured.

What does bathroom resealing cost?

Every job is different, so each one gets its own quote. For a quick quote, drop us a line at info@mrmastic.co.uk with a short description of the job.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Do you guarantee your resealing?

Yes, for 12 months. Looking after the joint as we suggest helps it last.

Do I have to be there?

That depends on where the joints are. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

Do you take out the old sealant first?

Yes. We cut out all the old sealant and clean the joint before resealing.

What we do, step by step

All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we have agreed what’s being done, the area is protected and the work begins. Most jobs take a couple of hours for a single bath or shower. Outdoor work around Morar depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. We start by protecting the area and stripping out the old bead.
  2. Next, the joint is cleaned and any mould is treated.
  3. The joint is left to dry, and baths are filled with water first.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. Finally we tidy up and explain the cure time before we leave.

When something else is needed

A few problems are outside what sealant work can do:

  • A cracked shower tray or bath (that needs repair or replacement)
  • A bath or tray that moves because it is not properly supported
  • Damage behind the tiles that needs a tiler

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

Surfaces we seal

  • Kitchen worktops & upstands
  • Baths
  • Wet rooms
  • Shower trays & enclosures
  • Basins & vanity units
  • Sinks & splashbacks

When to call us in Morar

Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone can’t grip the old bead underneath, so it lifts, lets water in and traps mould underneath.

Signs it’s time to call us include:

  • Black spots spreading through the bead
  • Leaks into the floor or ceiling below
  • A joint torn by a bath that flexes
  • Smears of silicone across the tiles

Letting a property close to Morar station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Our hiring checklist

Quotes for bathroom resealing in Morar

Some jobs are bigger than they look, and some smaller. The main factors:

  • The old material and how stubborn it is
  • When we can work, for business premises
  • How many rooms, windows or areas are involved
  • The size of the job

Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

Helping us quote

To help us quote quickly, please include:

  • Where the property is
  • The type of property
  • How many joints, rooms or windows are involved
  • Photos by email, if that is easy

Keeping the joints in good condition

Looking after new joints is easy, and it makes a real difference:

  • Keep scourers and sharp tools away from the bead
  • Check the joints every few months for splits or lifting
  • Use gentle cleaners on the silicone
  • Keep the fan on for a while after bathing

Don’t stand bottles along the bead, because they trap water against the silicone. A quick squeegee after showering helps the joint dry.

Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.

How the job changes by surface

Baths

Most bath leaks begin along the long edge, particularly where there’s a shower over the bath. It gets one smooth bead of anti-fungal silicone, tooled so water can’t sit on it.

Kitchen worktops & upstands

The joint between worktop and wall takes splashes, crumbs and cleaning sprays. We seal them in a colour that suits the worktop, so the line doesn’t stand out.
