How we handle bathroom resealing in Armadale

It isn’t only bathrooms. Worktop upstands, sink edges and splashback joints all take splashes every day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. If you are dealing with black mould in the silicone that won’t clean off and a joint torn by a bath that flexes, we can put it right, on baths, shower trays & enclosures and wet rooms alike.

A bathroom in a place like Armadale gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

All our work is covered by a one-year guarantee, wherever you are in Highland.

DIY sealant or a professional job?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

What affects the cost of bathroom resealing

For a quick quote, just ask. The main things that affect it are:

  • Access and height
  • Whether there’s mould to deal with
  • The size of the job
  • How many rooms, windows or areas are involved

Leaving a failed joint usually makes the job bigger, not smaller. If you are unsure, email us at info@mrmastic.co.uk and we will give you an honest view and a quote.

Helping us quote

There’s no need for technical detail. It helps if you can tell us:

  • Where the job is, and your postcode
  • Whether it’s a home or a business
  • Access, such as stairs, a lift or height
  • What’s wrong with the joints now

For a quote, email us at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You’ll have a clear quote before we start.

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Dry worktop joints after washing up
  • Do not let bottles sit on the bead
  • Give the silicone its full cure time
  • Keep scourers and sharp tools away from the bead

Don’t stand bottles along the bead, as they hold water against it. A quick squeegee after showering keeps water from sitting on the joint.

There’s no need to wait for a full refurbishment. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.

Bathroom resealing around Armadale

Armadale is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

If you let a flat or house near Mallaig station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. In and around Armadale, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

Armadale (Gaelic: Armadail) is in Highland. Wherever you are in the IV45 postcode area, our applicators can take on bathroom resealing. Armadale is one of 253 towns and villages in Highland where we work.

The process

At the end, we look at the finished work together and tell you how long to leave it. The work normally takes a morning or an afternoon for most single baths and showers, depending on how much there is to do. For a place like Armadale, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, normally around 24 hours.

Preparing for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Tell us about access, such as stairs, a lift or high-level joints
  • On commercial sites, let us know about site rules

What we cannot put right

To be straight with you, some problems need a different trade:

  • Cracks in the tray itself rather than the joint
  • A leaking waste, trap or valve
  • Tiles that have come away from the wall

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before you book.

What we seal

  • Shower trays & enclosures
  • Wet rooms
  • Basins & vanity units
  • Sinks & splashbacks
  • Baths
  • Kitchen worktops & upstands

Why act early in Armadale

Mould removers can fade the surface of a stained bead, but where mould is inside the silicone it generally comes back. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Doing several joints on one visit generally makes better use of the time than several visits. We will send you a clear quote for the lot.

Why Armadale clients choose us

  • White, clear, grey or coloured to suit, where the product allows
  • Every job guaranteed for a year
  • Quality sealants from Arbo and Everbuild
  • Neat joints and a tidy finish

Armadale: your questions answered

Do you cover Armadale for bathroom resealing?

Yes, Armadale is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job.

Is Armadale within the area you cover?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Should I try DIY first?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Is it messy?

We keep the work tidy. We protect what’s around the joints, and we clear up when we’re done.

Do you reseal kitchen worktops and sinks too?

Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then we reseal in a colour to suit.

Do you take out the old sealant first?

Yes, every time. New sealant will not bond properly to old, so the joint is cleaned back first.

Can mouldy silicone be sorted out?

Yes. Once mould has grown into the silicone, it usually cannot be cleaned out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.

Does the resealing come with a guarantee?

Yes. Our one-year guarantee covers every job, and we are fully insured.
