Bathroom & kitchen resealing in Ardvasar, Highland

- Gaps between the worktop and the wall
How we handle bathroom resealing in Ardvasar
Before a bath is sealed, it’s filled with water. The weight settles the bath to its lowest point, so the new joint isn’t pulled apart the first time it’s used. It’s a small step that rushed reseals tend to skip. We work on shower trays & enclosures, baths and wet rooms, and people most often call us about leaks into the floor or ceiling below and new sealant laid over old sealant that is now lifting.
For a place like Ardvasar, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.
We stand behind the work with a one-year guarantee.

Why it’s worth doing now in Ardvasar
You don’t need a new bathroom because the sealant looks bad. A new bead often brings the whole room back, provided the bath, tray and tiles are in good order. If something else is wrong, we’ll tell you. In a place like Ardvasar, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.

Bathroom resealing around Ardvasar
Ardvasar is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.
Rented homes near Mallaig station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Signs you need bathroom resealing in Ardvasar
No sealant lasts indefinitely. Daily water, heat and cleaning products slowly wear it down, and how long it lasts comes down to use, cleaning and ventilation.
People normally contact us after spotting something like this:
- Water getting behind the kitchen upstand
- Cracked, shrunken or lifting silicone
- Damp behind the bath or under the tray
- New sealant laid over old sealant that is now lifting
Around Ardvasar, as everywhere, bathroom resealing is only as good as the preparation behind it.

How we quote for bathroom resealing
Some jobs are bigger than they look, and some smaller. The main factors:
- Whether the work is at height
- Whether old sealant or filler has to be cut out
- When we can work, for business premises
- The number and length of the joints
Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
Asking for a quote
When you contact us, it’s useful to know:
- The problem you’ve noticed
- Any previous sealing or DIY work
- Photos by email, if that is easy
- How many joints, rooms or windows are involved
For a quick quote, get us on the phone, or email us if that’s easier. Describe what needs sealing and we’ll talk you through the work before giving you a price.
What sealant work can’t fix
Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant won’t put right:
- A leaking waste, trap or valve
- Failed grout lines across the wall
- A tray that rocks until it’s re-bedded
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before booking.

How the visit works
We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a couple of hours for a single bath or shower and we leave things clean and tidy. For a place like Ardvasar, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We cover the area around the joints we are working on.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- The joint is finished neatly and we explain when it can get wet.
How to prepare
- Tell us about access, such as stairs, a lift or high-level joints
- Let us know if you’ve seen damp or leaks
- For indoor joints, keep the area dry beforehand if you can
Getting a quote

Aftercare tips
Aftercare is simple:
- Do not let bottles sit on the bead
- Stick to a soft cloth and a mild cleaner
- Wipe the sealant dry after showering
- Do not leave water standing on kitchen joints
Check the sealant now and then. Small splits and lifting ends are easy to catch early, so if something doesn’t look right, just email us at info@mrmastic.co.uk.
Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning normally will not remove it, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.
Ardvasar: your questions answered
Will you come out to Ardvasar?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Can you do bathroom resealing in Ardvasar?
Yes. We work across all of Scotland, and Ardvasar is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.
Do you do kitchens as well as bathrooms?
Yes. Kitchen joints get extra degreasing before the new bead goes on, then we reseal in a colour to suit.
Will the old sealant be removed?
Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.
I rent my home. Can I book you?
Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.
Can I choose the colour of the sealant?
There’s a choice: white, clear and colours to suit tiles and worktops. We will talk it through when we quote.
What do you need from me for a quote?
Tell us what needs doing and where, plus photos if you have them. If we need more, we will ask.
Should I try DIY first?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.
