Glazing silicone in Ardvasar
Glazing joints need a sealant made for glass. Our applicators use neutral-cure glazing silicone that’s suited to glass and the frame, finished with a neat, even bead. If you have water running down inside the glass and stained, discoloured glazing silicone, we can put it right.
Mastic can only go onto a dry joint, so outside work in Ardvasar depends on the weather. Let us know about access to every frame, including any upstairs.
You are covered for a year from the day we finish. If anything is not right with it, send an email to info@mrmastic.co.uk.

Looking after it afterwards
To keep the joints looking good and working properly:
- Check the gutters above the glazing for debris
- Act on drips or damp patches early
- Avoid strong solvents on or near the sealant
- Check the silicone on glass every year or so
Follow the cure time we give you before the joints get wet so the silicone can set properly. After that, clean glass with a mild cleaner.
A leaking shower screen may not show at first. It can damage the floor or the ceiling below before you spot it.
Ardvasar homes and the weather
Ardvasar is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on glazing joints and frame seals, especially on the side facing the sea. The west of Scotland is wetter than the east, which means glazing joints and frame seals has to cope with a lot of rain.
In and around Ardvasar, as anywhere, good glazing silicone starts with a clean, dry, properly prepared joint.

What we cannot put right
To be straight with you, there are a few things sealant won’t fix:
- Glass that needs replacing
- Frames that have decayed or split
- Misting between the panes of a double-glazed unit (a failed unit for a glazier)
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

Should I try it myself first?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
How the visit works

Related advice
What the job involves on each surface
Glass balustrade bases
We reseal the joint where the glass meets the base channel. Glass fitting is a separate trade.
Shower screens
A screen’s wall joint and tray joint are where leaks start. We reseal both with anti-fungal silicone.
Common questions in Ardvasar
Does the coastal weather in Ardvasar affect outside sealant?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.
Do you cover smaller places like Ardvasar?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Do you work for hotels and businesses?
Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.
Is it enough to run a bead over the old sealant?
Many leaks we see come from exactly that. We remove the old silicone, clean the joint and reseal.
Do I have to be there?
It depends on the job. Inside work needs someone to give us access.
What guarantee do I get?
You get our one-year guarantee to every job we do.
Can you fix a leaking conservatory?
It depends on the cause. Sealant joints we can renew, but roof panels and structural problems need a conservatory specialist or roofer.
How long before the joint can be used?
Cure times vary by product and the conditions. We tell you how long to leave it before we go.
Landlord and commercial work in Ardvasar
Mouldy or split sealant often shows up at the end of a tenancy. Several properties can go on one quote.
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements.
Common problems we fix in Ardvasar
New silicone over old silicone will not bond. Many failed joints we see have been topped up rather than cut out, and water gets between the layers.
Common reasons people contact us include:
- Rooflight joints letting water in
- Shower screens leaking along the wall or tray
- Sealant that was laid over old silicone and failed
- Failed joints on frameless glass
For landlords with property near Mallaig station, leaking glazing joints, shower screens or conservatory seals are worth sorting between tenancies.
