Ardvasar Sand Mastic
Problem with your window and door surrounds in Ardvasar? We cut out the old, prepare the joints and apply the right sealant, and the work is guaranteed for a year.
- Wind and rain getting in round a sash window

- Failed mastic on an exposed elevation
Sand mastic in Ardvasar, done properly
Sand mastic is the traditional way to point the gap between a timber window frame and the stone or brick around it. It’s a mix of sand and a linseed-oil-based binder and built up by hand. On period homes, it looks right where silicone wouldn’t. We work on timber door frames, tenement windows and period & listed homes, and common reasons people get in touch are a silicone bead on a sash window that spoils the look and cracked mastic round a front door frame.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

How it works
We keep the work tidy and contained to the area we’re working on, so you can carry on as normal. The job normally takes anything from a few hours to a full day, depending on how many windows, and we explain the cure time before we leave. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- First we agree which joints need doing.
- We remove the old, loose mastic.
- Deep gaps are packed so the mastic sits at the right depth.
- We apply the mastic by hand and shape it.
- We dress the finish so it sits neatly against the masonry.
Getting ready for the visit
- Keep children and pets away from the work area
- Mention any sign-in or site rules at work premises
- Tell us if parking is tricky

Do you need sand mastic in Ardvasar?
Previous repairs in cement or silicone often trap water or crack away. They don’t move with the timber, and they usually need raking out.
Look out for these signs:
- Gaps between timber frames and stone or brick
- Modern sealant on a period surround
- Mastic round period door frames that has failed
- Failed mastic on an exposed elevation
Around Ardvasar, as everywhere, sand mastic is only as good as the preparation behind it.
What to look for in a quote
- When the joint can take water or movement
- How hidden problems are handled
- Is VAT in the price?
- What insurance they hold
Why deal with it now?
New mastic over crumbling mastic will not hold. Raking out and preparing the joint gives it a sound base so the new work lasts. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You’ll know the price before we begin.
What you get with us
- We never seal over old sealant
- Tidy, careful work
- An ARBOMaster approved applicator
- A 12-month guarantee on all work
Can I do it myself?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
A DIY attempt does not rule out a professional job. We cut it out and start again.
Honest limits
We will always be straight with you, so here’s what new sealant won’t do:
- Planning or listed building consent (your local planning authority decides)
- Putty and glazing repairs
- Sashes that need overhauling
If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

What else we do in Ardvasar
Ardvasar: your questions answered
Does the coastal weather in Ardvasar affect outside sealant?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.
Do you work for landlords with property near Mallaig station?
Yes, landlords and agents are among the people we work for. You can email us at info@mrmastic.co.uk with the details for a clear quote.
Do you work in Ardvasar?
Yes. From our base in Crawley, we cover South East England, London and all of Scotland, and that includes Ardvasar.
Is it OK to seal over old sealant?
No. Fresh sealant does not stick to old sealant, and it traps any mould or water underneath. We remove it all first.
How long does sand mastic take to go off?
It takes a while. It skins first and hardens fully later, and we will tell you what to expect.
What’s sand mastic made of?
It’s the traditional filler for the joint round timber windows and doors. It combines sand with a linseed-oil-based binder.
Will there be a smell?
There can be a smell while the sealant cures, but it fades. Opening a window helps.
Can I choose the sealant colour?
We’ll suggest a colour to suit the surroundings, from white and clear to greys and other shades. The product needed can limit the range.
What sand mastic looks like in Ardvasar
Ardvasar is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. Ardvasar is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for the mastic around older windows and doors to keep out.
Letting a property close to Mallaig station? Then older sash windows in a rental need their mastic kept sound to keep the weather out.

Looking after it afterwards
Aftercare is simple, and it makes a real difference:
- Inspect the joints round the windows every year or so
- Plan mastic work ahead of painting
- Ask the planning authority about consent for listed or conservation-area homes
- Go gently near the mastic when preparing windows
Do not run silicone over the new mastic. If anything cracks, get it looked at before trying a quick fix.
Good mastic helps keep the frame dry. Once it fails, water can sit against the timber and timber that stays wet can rot.
