Your questions about sand mastic in Morar

Do you cover smaller places like Morar?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you work for landlords with property near Morar station?

Yes, we work for landlords and letting agents. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

Which products do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference.

How long does sand mastic take to go off?

A skin forms quite soon, but full hardening takes longer. We’ll tell you what to expect for your job.

Can I do it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.

Which is right for my windows, sand mastic or modern sealant?

Sand mastic normally suits period timber windows best. On modern frames, we’d normally use a flexible sealant.

Do you do commercial work?

Yes. We have worked for hotels, offices and other businesses.

What guarantee comes with the work?

You get our 12-month guarantee on every job.

About our sand mastic in Morar

Across Morar, we renew sand mastic around sash and case windows. Every joint is cleaned out and filled by hand, finished to suit the masonry. If you’re dealing with cement or filler used on old window joints that has cracked and gaps where the frame meets the masonry, we can help, on sash and case windows, stone surrounds and timber door frames alike.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain.

A one-year guarantee comes with the work, just as it does everywhere we cover.

Sand mastic in Morar: local notes

Morar is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

Rented homes near Morar station change hands often, and any sash windows need sound mastic to keep draughts and rain out. For site and facilities teams at buildings such as Mallaig High School, the mastic around its windows and doors needs looking after like any other building’s.

Morar is in Highland. From the centre of Morar to the outskirts, we cover sand mastic for every kind of property, from flats and houses to offices and hotels. Morar is one of 253 places in Highland we cover for sand mastic.

All of PH40 is covered for sand mastic, from the main roads to the quietest streets. If you need sand mastic at a property on Rhubana View and Columba Road or anywhere close by, we can help. If you are just outside Morar, we cover Glenancross (1 mile south-west), Mallaig (2 miles north), Arisaig (4 miles south), Ardvasar (7 miles north-west) and Armadale (7 miles north-west). Island and remote addresses take a little more planning, so please mention your location when you drop us a line at info@mrmastic.co.uk.

Keeping the joints in good condition

How long the joints last depends on use and care. We suggest:

  • Ask us before painting near the mastic
  • Get any rot dealt with first
  • Make sure water runs off the sill
  • Avoid patching sand mastic with silicone

Avoid painting over the new mastic, as traditional guidance advises. If you are redecorating, ask us first.

Once mastic starts to crumble, rain gets in. It can soak into the frame and the surrounding masonry, so renewing it early is worth it.

Why it’s worth doing now in Morar

An open joint round the frame lets weather in. Left, water can reach the timber and the wall so renewing it early protects the window. In a place like Morar, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Why us?

  • Over 20 years’ experience
  • Fully insured
  • Domestic, commercial and hotel work
  • Anti-fungal sanitary silicone in wet areas

How the job changes by surface

Period and listed homes

On a listed home or in a conservation area, the right material matters. Like-for-like sand mastic is generally favoured.

Brick reveals

We rake out the old mastic and pack deep voids before pointing.

How we quote for sand mastic

We quote each job individually. These are the things that affect it:

  • Any working-time requirements on site
  • The type of sealant required
  • Whether old sealant or filler has to be cut out
  • Access and height

Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you’re not sure whether it needs doing, email us at info@mrmastic.co.uk and we will give you an honest view and a quote.

Helping us quote

When you contact us, these details help:

  • The address or postcode of the job
  • Any access issues, like height or stairs
  • How many joints, rooms or windows are involved
  • A few photos by email, if you can

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is.

How it works

When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a few hours per window, depending on the condition of the joints. For a place like Morar, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We check the window surrounds and agree which joints need renewing.
  2. Old, loose mastic is raked out and the joint cleaned.
  3. Large voids are packed out first, so the mastic is not too thick.
  4. Sand mastic is mixed and applied by hand, then shaped to the joint.
  5. The finish is dressed so it sits neatly against the stone or brick.

Getting ready for the visit

  • Mention if the joints have been sealed before
  • Tell us if parking is tricky
  • Plan for the work area to be out of bounds to pets and children

Advice

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

When to call us in Morar

Shallow joints are a common cause. Mastic that is too thin cracks and drops out, which is why we pack deep voids first and get the depth right.

Common reasons people contact us are:

  • Gaps between timber frames and stone or brick
  • Draughty sash windows at the surround
  • Mastic worn away on windows facing the weather
  • Mastic that needs renewing before redecorating

If you live in an older home near Roman Catholic Church Of St Cumin And Presbytery, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Questions to ask before you book

  • Which colour the sealant will be
  • What guarantee comes with the work
  • Is the old sealant removed completely?
  • How the surfaces are prepared before sealing
