External mastic near Morar

Questions from Morar

Do you work for landlords with property near Morar station?

Yes, we work for landlords and agents. Just email us at info@mrmastic.co.uk and tell us about the property, and we’ll send you a clear quote.

Will you come out to Morar?

Yes, we do. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you guarantee your work?

Yes. Every job comes with our one-year guarantee.

What is a movement joint?

Walls move with heat, cold and moisture, and planned joints take up that movement. It’s closed with backing rod and a flexible sealant.

Will you leave a mess?

Tidy work is part of the job. Nearby surfaces are protected, and we clear up when we’re done.

How much does external mastic cost in Morar?

There’s no set price, as it depends on the job: how much there is, what’s there now, how we reach it and what it needs. You’ll get a clear quote before any work starts.

Can you quote for more than one area?

Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

When will the joints need doing again?

There’s no fixed answer: sunny, exposed elevations and busy joints wear faster. Check them each year and reseal when they split or harden. Every job carries our one-year guarantee.

External mastic for homes and businesses in Morar

We are ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Porous or awkward surfaces are primed where the sealant needs it and we use one wherever it does. If you’re dealing with water getting into walls through failed joints and gaps where render, brick and frames meet, we can help, on copings & trims, joints between brick and frames and concrete & block alike.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.

Your job is guaranteed for a year, as with all our work.

When something else is needed

New sealant cannot fix everything, and we’ll tell you before we start. It will not solve:

  • Loose or hollow render, which needs re-rendering
  • Rising or penetrating damp from elsewhere in the wall
  • Cracks in the bricks or render themselves, away from the joints

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

What affects the cost of external mastic

We quote each job individually. These are the things that affect it:

  • The size of the job
  • The product the joint needs
  • How much old sealant there is and how hard it is to remove
  • How many areas need sealing

What it costs depends on the amount of work, how much old material has to come out and access to the work. We give a clear quote before we start.

What to tell us for a quote

Before you ask for a quote, have a think about:

  • Any access issues, like height or stairs
  • Where the property is
  • A few photos by email, if you can
  • Any previous sealing or DIY work

Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we will talk you through what we’d do. Whenever you’re ready, email us at info@mrmastic.co.uk.

Landlords, agents and businesses in Morar

If you manage several properties in or around Morar, jobs at different addresses can be quoted together. Send us the addresses and the work at each, and pictures by email help.

We also work for property managers and facilities teams in Morar and across Highland. Several sites can go on one quote, and we are fully insured.

Why deal with it now?

Running new sealant over the old bead rarely lasts. The new layer cannot bond properly to old, weathered material, so the old joint is cut out fully first. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Call for a quick quote and we’ll explain what it covers.

Why book with us

  • Homes, businesses and hotels
  • 20+ years of sealant experience
  • Arbo and Everbuild products
  • White, clear, grey or coloured to suit, where the product allows

Different surfaces, different methods

Brickwork movement joints

Clay brickwork grows slightly over its life and moves with the weather. That movement goes into the joint, so the sealant in it must stay soft and stretchy.

Concrete and blockwork

Concrete faces can be dusty and porous, so cleaning and priming matter. We prime where the sealant needs it before sealing.

Keeping the joints in good condition

Aftercare is simple:

  • Check external joints each spring
  • Point out the joints to other trades
  • Leave the joints unpainted unless we have said otherwise
  • Act on the first splits you see

Do not let soil, plants or ivy build up against the new joints. Damp material against the sealant shortens its life.

Once a joint can’t move, the wall finds another way, usually as cracking in the brickwork or render nearby. Resealing it early helps prevent that.

What external mastic looks like in Morar

Morar is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Morar is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for movement joints and outside wall joints to keep out.

If you live in an older home near Roman Catholic Church Of St Cumin And Presbytery, the joints between older walls, newer extensions and the roofline need a sealant that can move. If you look after a building such as Mallaig High School, movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. Rented homes near Morar station change hands often, and failed wall and movement joints let damp in, so they’re worth checking between tenancies.

What happens on the day

Once we are on site, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes anything from a few hours to several days, depending on the building. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. We fit closed-cell backing rod to control the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Preparing for the visit

  • Mention if the joints have been sealed before
  • Clear the area around the work
  • Plan for the work area to be out of bounds to pets and children
