Why deal with it now?

Choosing the product is half the job. Interior caulk and bathroom silicone are not made for exterior frame joints. A low-modulus exterior sealant keeps its stretch through hot and cold weather. In an older home around Morar, damp from a failed joint can get into timber and plaster.

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part.

Why Morar clients choose us

Window mastic in Morar, done properly

Colour matters on a frame. We can seal in white, brown, anthracite grey, black or clear, so the bead blends with the window rather than framing it. Typical jobs include sealant in the wrong colour for the frame and mastic that’s falling out in pieces, across timber windows & doors, uPVC windows and aluminium frames.

Mastic can only go onto a dry joint, so outside work in Morar depends on the weather. Tell us about access to all the windows and doors, upstairs included.

There’s a 12-month guarantee on every job, large or small.

The process

When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes anything from an hour or two to a full day, depending on how many frames there are. Somewhere like Morar may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We start by checking each window and door with you.
  2. The old mastic is cut out and the surfaces cleaned back.
  3. Deep gaps are filled with backing rod to set the depth.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. Finally we tidy up and check each joint.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Frames and glazing around Morar

Morar is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around window and door frames, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.

Rented homes near Morar station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. Homes close to Roman Catholic Church Of St Cumin And Presbytery include some older properties, and the joint between an old wall and a newer frame is generally the first place rain gets in.

Morar is in Highland. Jobs in Morar get the same care as everywhere else we work: the old material taken out, joints prepared properly and a 12-month guarantee. Across Highland, we cover 253 places, and Morar is one of them.

All of PH40 is covered for window mastic, from the main roads to the quietest streets. Window mastic is available to properties on Rhubana View and Columba Road. What sealant work can’t fix

In fairness, some problems need a different trade:

  • Damp coming through the wall itself rather than the frame joint
  • Worn gaskets, brush seals or a door that has dropped
  • Broken hinges, locks or handles

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

Surfaces we seal

  • Composite doors
  • Timber windows & doors
  • Patio & French doors
  • uPVC windows
  • Window sills
  • Aluminium frames

What affects the cost of window mastic

Call for a quick quote. What matters most is:

  • How many rooms, windows or areas are involved
  • Whether the work is at height
  • Whether there’s mould to deal with
  • The size of the job

The cost reflects the work involved, not guesswork. That’s why we ask a few questions first and send you a clear quote before work begins.

Asking for a quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • What’s wrong with the joints now
  • Roughly how big the job is
  • Access, such as stairs, a lift or height
  • Where the job is, and your postcode

Call for a quick quote, or email us if that’s easier. Tell us about the joints that need doing and we’ll explain what’s involved.

How the job changes by surface

Composite doors

An exposed front door gets wind-driven rain, and the top and bottom corners tend to fail first. Those corners get the most care.

Timber windows & doors

Soft or rotten wood can’t be sealed successfully. If we find rot, we’ll tell you before going ahead, as a joiner will need to deal with it.

What we’re called out for in Morar

Joint shape matters as much as the product. A skim of sealant over a wide gap soon tears, while a joint packed solid cannot stretch. That’s what backing rod is for.

These are the problems we are asked about most:

  • Sealant in the wrong colour for the frame
  • Gaps between the frame and the inside reveal
  • Gaps left after new windows were fitted
  • Old mastic that has gone black or come away

Schools such as Mallaig High School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.

What to look for in a quote

  • What the cure time is
  • Is the old sealant removed completely?
  • How the surfaces are prepared before sealing
  • Are they insured?
