Window mastic in Ardvasar

Window mastic in Ardvasar

Around Ardvasar we seal all kinds of frames: from uPVC casements to timber and aluminium, along with patio doors, French doors and sills. Each gets a sealant chosen for the frame and the wall it meets. We work on aluminium frames, patio & French doors and window sills, and common reasons people get in touch are cold air getting in at the frame edge and gaps between the frame and the inside reveal.

Mastic can only go onto a dry joint, so outside work in Ardvasar depends on the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.

Your job is guaranteed for a year, as with all our work.

Aftercare tips

How long the joints last depends on use and care. Here’s what we suggest:

  • Keep paint and stain on wooden frames in good order
  • Keep solvents and bleach off the sealant
  • Look round the frames every year or so
  • Air rooms to keep condensation down around windows

Check the drainage slots in the frames aren’t blocked, so rain drains out rather than building up at the sealant.

A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. Resealing closes it.

Frames and glazing around Ardvasar

Ardvasar is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

For landlords with property near Mallaig station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Ardvasar (Gaelic: Àird a' Bhasair) is in Highland. Jobs in Ardvasar get the same care as everywhere else we work: the old material taken out, joints prepared properly and a 12-month guarantee. Ardvasar is one of 253 towns and villages in Highland we cover.

Here we cover the IV45 postcode area for window mastic. Streets in the area include Newton Bank and Dail Conaisg, all of which we cover. When to call us in Ardvasar

Water runs down the glass onto the sill, so the sill ends and the joint below the frame are common leak points. Failed sealant there lets rain into the wall or behind the frame.

Common reasons people contact us are:

  • Mastic that has split away from the wall
  • Draughty joints inside around the window
  • A bead that doesn’t match the frame
  • Rain getting in at the frame or under the sill

Around Ardvasar, as everywhere, window mastic is only as good as the preparation behind it.

What your quote should include

  • Whether the sealant suits the joint
  • What insurance they hold
  • How the surfaces are prepared before sealing
  • How hidden problems are handled

Choosing a sealant specialist

DIY versus a professional finish

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Common questions in Ardvasar

Does living near the coast affect window mastic in Ardvasar?

Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. Walls facing the sea are usually the first to need attention.

Do you cover smaller places like Ardvasar?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can I add another job to the visit?

Yes. Several rooms, windows or areas can go on one quote.

Is the work guaranteed?

Yes, for 12 months. A yearly look at the joints helps them last.

Where is Mr Mastic based?

We are a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.

Can you work on commercial sites?

Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.

Do I need to be at home?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Is the new sealant paintable?

That depends on the product. Some hybrid sealants can be painted; silicone cannot. Mention any painting plans before we start.

What we do, step by step

You don’t need to clear the whole room or building before we come, just the space around the work. We protect the rest, and the work takes most of a day for a typical house, less for a few frames for a typical job. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. First, we confirm safe access to each frame.
  2. All the failed sealant is cut away.
  3. Frame and wall are cleaned and must be dry before sealing.
  4. Deep voids are backed, then the sealant is gunned in.
  5. The joint is shaped to shed water and the area tidied.

Honest limits

Before you book, it’s worth knowing the limits too:

  • Penetrating damp from a failed cavity tray or render
  • A door that needs adjusting, rehanging or new seals
  • Misting between the panes of a double-glazed unit (that needs a new unit)

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

Why it’s worth doing now in Ardvasar

Resealing frames is a short job: the visit takes anything from an hour or two to a full day, depending on how many frames there are. Leave it until water is coming in and you may need plastering and decorating as well. In a place like Ardvasar, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Why book with us

  • Quality sealants from Arbo and Everbuild
  • Colour picked to suit the job
  • Anti-fungal silicone where joints get wet
  • More than 20 years in sealant work
