When it isn’t the sealant

New sealant can’t fix everything, and we’ll tell you before work begins. Sealant won’t put right:

  • A failed sealed unit that has misted up
  • Draughts through the window seals rather than the frame
  • Penetrating damp from a failed cavity tray or render

If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

What we seal

  • Timber windows & doors
  • Aluminium frames
  • Patio & French doors
  • Window sills
  • Composite doors
  • uPVC windows

Window mastic in Arisaig, done properly

Over two decades of sealing frames has taught us which products suit which walls. We’re fully insured ARBOMaster approved applicators, and we give a 12-month guarantee on the work. If you’re dealing with water coming in at the bottom corners of a door and a bead that doesn’t match the frame, we can help, on timber windows & doors, patio & French doors and composite doors alike.

Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

Each job carries a 12-month guarantee, whatever its size.

Different surfaces, different methods

Timber windows & doors

Timber moves with moisture as well as heat, so a flexible sealant is essential. We seal onto sound, dry paintwork or timber.

Aluminium frames

Coated aluminium needs a compatible sealant, and acetoxy silicones aren’t used, as they can attack some metals. We use a neutral-cure product.

Why it’s worth doing now in Arisaig

Failed mastic is not a reason to replace sound windows. If the frames and glass are in good order, resealing the joints is often all that’s needed. Problems with the glass or gaskets are for a window company, and we will say so. In a place like Arisaig, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Call for a quick quote and we’ll go through it with you.

Common questions in Arisaig

Is Arisaig within the area you cover?

Yes, Arisaig is covered. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Does living near the coast affect window mastic in Arisaig?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. Walls facing the sea are usually the first to need attention.

When is the sealant fully cured?

Many sealants skin over quickly but take longer to cure fully. We’ll tell you how long to leave the joint.

What do you need from me for a quote?

Just the basics: where it is, what you’ve noticed and how we reach it. Then drop us a line at info@mrmastic.co.uk.

Can you match the sealant to my frames?

Yes, in most cases. Tell us the frame colour when you get in touch and we will match it as closely as we can.

Is it messy?

No. The area is protected while we work and cleaned up afterwards.

Do you remove the old sealant?

Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Do you guarantee window mastic?

Yes, for 12 months. A yearly look at the joints helps them last.

What window mastic looks like in Arisaig

Arisaig is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.

If you live in an older home near Roman Catholic Chapel, the joint between an old wall and a newer frame is generally the first place rain gets in.

What we’re called out for in Arisaig

Some failures date back to when the windows were fitted. Mastic laid onto dusty, damp or crumbling surfaces never bonded as it should, so it comes away long before its time.

These are the problems we’re asked about most:

  • Gaps left after new windows were fitted
  • Gaps where the sill meets the wall
  • Cold air getting in at the frame edge
  • Old mastic that has gone black or come away

For landlords with property near Arisaig station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

10 questions to ask before you book

How it works

Most of a good job is in the preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for a few frames, or a day or more for a whole house. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. We check how each frame can be reached safely.
  2. Old, cracked mastic is removed completely.
  3. Frame and wall are cleaned and must be dry before sealing.
  4. Deep voids are backed, then the sealant is gunned in.
  5. We tool the joint so water runs off, then clear up.

Preparing for the visit

  • For business premises, tell us about site rules or sign-in
  • For indoor joints, keep the area dry beforehand if you can
  • Mention any parking rules near the property

How we quote for window mastic

You’ll get a clear quote before any work starts. It’s based on:

  • The number and length of the joints
  • Whether there’s mould to deal with
  • Access and height
  • Which sealant suits the joint

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

What to tell us for a quote

When you call or email, it’s useful to know:

  • How we’d reach the joints
  • A few pictures by email, if you can
  • If someone has resealed it before
  • The problem you’ve noticed

Call for a quick quote, or email us if that’s easier. Describe what needs sealing and we’ll talk you through the work.
