Our bathroom resealing service in PH39

Across PH39, the joints we reseal are the ones that fail in any home: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Each one is stripped, cleaned and dried before new silicone goes in. Typical jobs include shrunken sealant along the back of a worktop and water escaping at the shower enclosure, on sinks & splashbacks, wet rooms and baths.

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, carry out the job and tidy away. Most jobs take a couple of hours for a single bath or shower.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you are told the cure time, usually around 24 hours.

Around Arisaig

We work in homes and buildings around Roman Catholic Chapel, among other places. There’s a railway station in Arisaig itself: Arisaig station. Nearby you’ll also find Land (within half a mile south). For a walk, there’s Loch nan Eala.

Bathroom resealing across PH39: local notes

In PH39, bathroom resealing takes in flats, houses, rentals and businesses, from Arisaig to the quieter places in between. Wherever the job is, all the old material comes out before anything new goes in.

Scotland has its own building regulations, and homes here bring their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. We work across Scotland, including PH39.

Arisaig: Letting a property close to Arisaig station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. For an older house near a landmark such as Roman Catholic Chapel, walls and floors in older homes can move, and sealant and grout show it first.

How to look after the new joints

So the new joints stay in good condition:

  • Clean with a mild bathroom cleaner and a soft cloth
  • Keep bottles off the sealant line
  • Squeegee the walls and tray after use
  • Avoid abrasive pads on the sealant

Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.

A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. A reseal in time can save the worktop.

What sealant work cannot fix

To be straight with you, some problems need a different trade:

  • Water getting in through the grout rather than the sealant
  • A tray that rocks until it’s re-bedded
  • Damage behind the tiles that needs a tiler

Quotes for bathroom resealing in PH39

There’s no set price list. The quote depends on:

  • Which sealant suits the joint
  • Whether old sealant or filler has to be cut out
  • How many areas need sealing
  • Whether the work is at height

Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

What to tell us for a quote

To help us quote quickly, let us know:

  • Any previous sealing or DIY work
  • A few photos by email, if you can
  • Whether it’s a home or a business
  • Where the job is, and your postcode

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is, and we’ll talk you through what we’d do. When it suits you, email us at info@mrmastic.co.uk.

Work for landlords, hotels and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
