Window mastic near Mallaig

Can I do it myself?

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

About our window mastic in Mallaig

Every window and door frame has a gap around it, and mastic is what closes it. Once that seal fails, wind and rain find the gap. Our applicators cut it out and replace it with a flexible, weatherproof sealant. Typical jobs include sealant in the wrong colour for the frame and cracked sealant at the sill ends, on patio & French doors, timber windows & doors and window sills.

In and around a place like Mallaig, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill.

You are covered for a year from the day we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

What the job involves on each surface

Aluminium frames

Bi-fold and sliding aluminium doors have long frame joints, and the threshold joint takes a lot of water. We prepare and reseal every joint, backing the deep ones.

uPVC windows

Plastic frames move a lot between a hot afternoon and a cold night, so we use a flexible, low-modulus sealant. White is the usual colour, with brown, anthracite grey and black for coloured frames.

What affects the quote in Mallaig

Your quote is based on your job. We look at:

  • Whether the work is at height
  • Whether there’s mould to deal with
  • Working hours on commercial sites
  • How many areas need sealing

The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before we start.

What to tell us for a quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • A few photos by email, if you can
  • How we’d reach the joints
  • Whether it’s a home or a business
  • Where the property is

Every job is quoted individually. Simply send an email to info@mrmastic.co.uk and describe the job and send photos if you have them.

Why it’s worth doing now in Mallaig

The work is quick compared with the damage it prevents: it takes most of a day for a typical house, less for a few frames. Leave it until water is coming in and you may need plastering and decorating as well. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Call for a quick quote and we will explain what it covers.

Why Mallaig clients choose us

  • A sealant colour to suit the surroundings
  • White, clear, grey or another colour, product permitting
  • Fully insured

What sealant work cannot fix

New sealant cannot fix everything, and we will tell you before work begins. It won’t solve:

  • A failed sealed unit that has misted up
  • Rotten timber, which needs a joiner first
  • Broken hinges, locks or handles

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

Joints and surfaces we work on

  • uPVC windows
  • Composite doors

Mallaig homes and the weather

Mallaig is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

If you live in an older home near Roman Catholic Church Of St Patrick, frames set in older brick or stone need a sealant that suits the wall as well as the frame. If you look after a building such as Mallaig High School, the mastic around its windows and doors needs looking after like any other building’s. If you let a flat or house near Mallaig station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

What we do, step by step

You don’t need to clear the whole room or building, just the space around the work. Everything nearby is protected, and the work takes a morning for a couple of windows and a door in most cases. For a place like Mallaig, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. Each frame is looked over and we agree which ones need resealing.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. Every joint is tooled smooth and checked before we leave.

Aftercare tips

So the new joints stay in good condition:

  • Wash the frames with mild soapy water
  • Keep paint and stain on wooden frames in good order
  • Do not paint over the silicone
  • Make sure the drainage slots are not blocked

Wipe the frames with soapy water when you clean the windows, and keep solvents and harsh chemicals off the joint.

A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. Resealing closes it.

Questions from Mallaig

Do you cover smaller places like Mallaig?

Yes. Mallaig is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Does the coastal weather in Mallaig affect outside sealant?

Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. Walls facing the sea are normally the first to need attention.

Do you remove the old sealant?

Yes. All of the old material is cut out and the joint cleaned before applying anything new.

What do you need from me for a quote?

Tell us what needs doing and where, plus pictures if you have them. We will ask anything else we need to know.

Can you get sealant to suit coloured frames?

Yes, in most cases. Tell us the frame colour when you get in touch and we will match it as closely as we can.

How long should I leave it?

Cure times vary by product and the conditions. Before we leave, we will tell you the cure time.

Do the sealants smell?

That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Can landlords and businesses book you?

Yes, regularly. Several properties can be quoted together, and between tenancies is a good time for the work.
