Need floor joint sealing in Mallaig?

Floor joint sealing in Mallaig, done properly

Concrete floors in warehouses and units have joints that take heavy wear. We reseal them with a product chosen for the movement and the traffic. We work on skirting boards, concrete floor joints and tiled floors, and the jobs we see most are failed seals where bathroom floors meet baths and panels and skirting caulk that keeps splitting.

New homes in smaller Scottish places are often single plots, self-builds or small developments. They need their sealant and floor joints finished just as carefully as on a big site.

The work is covered for a year after we finish. If anything is not right with it, send an email to info@mrmastic.co.uk.

For landlords and businesses

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

Failed sealant is one of the commonest items on a check-out report. Several properties can go on one quote.

Honest limits

It helps to know what we cannot do:

  • Cracked or broken concrete slabs
  • Bouncy or failing floorboards
  • Structural movement or subsidence

If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer before you book.

Surfaces we seal

  • Skirting boards
  • Concrete floor joints
  • Thresholds
  • Tiled floors
  • Wet room & bathroom floors
  • Commercial floors

Looking after it afterwards

To keep the joints looking good and working properly:

  • Act on grout cracks that run in a straight line
  • Avoid sloshing water against skirting
  • Cone off fresh joints until they’re ready
  • Look at floor joints each spring

Do not paint over silicone. If the joint will be painted, tell us beforehand so we use a paintable sealant.

A gap under the skirting collects dust and lets draughts through. Sealing it early keeps the room cleaner and the edges sound.

Different surfaces, different methods

Concrete floor joints

Hard wheels break down the edges of open joints. Sealing them supports the edges and keeps dirt out.

Skirting boards

Skirting pulls away from the floor as floors shrink and settle. We seal them with a flexible sealant rather than caulk in a colour to suit.

FAQs for Mallaig

Do you cover Mallaig for floor joint sealing?

Yes, Mallaig is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Do you cover smaller places like Mallaig?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Does someone need to be in?

That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we’ll agree access with you when we book.

Do you seal floor joints in bathrooms and kitchens?

Yes. Floor edges in bathrooms and kitchens get wet at every clean, so a flexible silicone is the right choice.

How long before the joint can take traffic?

We’ll tell you before we leave. It depends on the sealant, and walking on it normally comes before mopping or wheeled traffic.

What should I tell you?

The location, the problem and the rough size of the job. If you can, email a few photos.

Should I try DIY first?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs.

Can I add another job to the visit?

Yes. Tell us about everything you’d like done and we’ll quote it together.

Should I try it myself first?

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

What we do, step by step

Before we leave, we go over the finished joints with you and tell you how long to leave it. The visit itself generally takes a morning or an afternoon for most homes, depending on how much there is to do. Outside jobs in Mallaig need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We clear the edges of the floor so the joints are easy to reach.
  2. We take out the cracked caulk, grout or old sealant.
  3. Edges are cleaned and dried.
  4. We apply a flexible sealant suited to the floor.
  5. We check the joints and explain the aftercare.

Preparing for the visit

  • Let us know if you’ve seen damp or leaks
  • Mention any sign-in or site rules at work premises
  • Tell us about access, such as stairs, a lift or high-level joints

What floor joint sealing looks like in Mallaig

Across Highland, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. That is why the skirting and threshold joints need a flexible seal. Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.

For buildings such as Roman Catholic Church Of St Patrick, joints in its floors, skirtings and thresholds need resealing as they wear. Schools such as Mallaig High School are buildings too, and entrance and corridor floor joints take a lot of traffic.

What we’re called out for in Mallaig

Some floors were never given a perimeter gap or movement joint. It pushes against the walls and skirting as it expands and joints fail.

People normally contact us when they notice one of these:

  • Rigid edge joints in tiled floors
  • Gaps opening between the floor and skirting
  • Cracked caulk along skirting in bathrooms and kitchens
  • Floor edges that trap water and grime

For landlords with property near Mallaig station, open skirting and floor joints collect dirt and water, so seal them while the property is empty.
