Regrouting for Mallaig homes and businesses

Do you need regrouting in Mallaig?

Most grout is porous, so water, soap and grime soak into it. Over time it stains, softens and starts to crumble and showers that get daily use suffer most.

Keep an eye out for these signs:

  • Splashback grout that has darkened
  • Discoloured grout on otherwise sound tiles
  • Grout that stays dark however much it’s cleaned
  • Grout that is cracking and breaking up

If you let a flat or house near Mallaig station, a regrout while the flat is empty is quicker than working around a tenant.

What to look for in a quote

  • How much experience the applicator has
  • How long to leave it before use
  • Which sealant they’ll use, and why
  • Is VAT in the price?

Choosing a sealant specialist

Regrouting in Mallaig

Our applicators rake out the old grout to an even depth, without damaging the edges of the tiles. The joints are then vacuumed, regrouted and cleaned off, with silicone renewed in the corners. We work on kitchen splashbacks, shower walls and wet rooms, and the jobs we see most are splashback grout that has darkened and floor grout that won’t come clean.

Bathrooms in smaller places like Mallaig work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

Each job carries a 12-month guarantee, whatever its size.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Have loose tiles looked at early
  • Rinse soap off the tiles after each shower
  • Wipe or squeegee the shower walls
  • Skip wire brushes and scourers

A squeegee or cloth over the tiles after use stops soap and water sitting on the grout. Run the extractor fan or open a window to help it dry out.

Grout that stays dark after cleaning is starting to fail. Regrouting at this stage is straightforward while the tiles are still sound.

What happens if it’s left?

Cleaning products may brighten grout for a time, but stains and mould that have soaked in tend to return. New grout, with silicone in the corners, deals with the cause. In a place like Mallaig, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Combining jobs into one visit is normally more efficient than separate visits, so it’s worth mentioning everything you’d like done. We will give you a clear price for the lot.

Can I do it myself?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Mallaig: your questions answered

Can you do regrouting in Mallaig?

Yes, Mallaig is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.

Will you come out to Mallaig?

Yes, we do. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

What if some of my tiles are loose?

Loose or hollow tiles are a sign of a problem behind them. Grout on its own won’t fix that and we’ll say so before going ahead.

When can I use the shower again?

The wait depends on the materials and how warm the room is. We will give you a time to follow when the job is done.

What information do you need?

Tell us what needs doing and where, plus pictures if you have them. If we need more, we’ll ask.

Can new sealant go over the old?

No. We remove every bit of old sealant first.

What do you put in the joint?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.

Is the work guaranteed?

Our one-year guarantee covers every job, including regrouting.

What affects the quote in Mallaig

Jobs vary more than people expect. What affects the quote:

  • When we can work, for business premises
  • The old material and how stubborn it is
  • The product the joint needs
  • How many areas need sealing

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we will explain what it covers.

Asking for a quote

What to tell us when you ask for a quote:

  • Any previous sealing or DIY work
  • Where the job is, and your postcode
  • If it’s domestic, commercial or a hotel
  • Photos by email, if that’s easy

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.

When something else is needed

In fairness, there are a few things sealant will not fix:

  • Waterproofing that has failed below the tiling
  • A floor or wall that keeps moving
  • Tiles that are chipped or split

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

What we seal

  • Wet rooms
  • Tiled floors
  • Bathroom wall tiles
  • Shower walls
  • Bathroom floors
  • Kitchen splashbacks

What happens on the day

Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes a few hours for a shower enclosure, longer for a whole room, depending on the size of the job. Outside jobs in Mallaig need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We agree the area to be regrouted and point out any loose tiles.
  2. We remove the old grout carefully.
  3. The joints are cleaned out and vacuumed.
  4. We grout the joints and wipe the tiles clean.
  5. Internal corners and edges are resealed.

Getting ready for the visit

  • Tell us if parking is tricky
  • Clear items away from the joints we’re working on
  • Mention any tricky access

Bathrooms and kitchens in Mallaig

Mallaig is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

For an older house near a landmark such as Roman Catholic Church Of St Patrick, older homes can move a little, which is hard on rigid grout and tired sealant. If you look after a building such as Mallaig High School, we reseal washrooms and kitchens in schools and businesses as well as homes.
