Regrouting for Armadale homes and businesses

Armadale: your questions answered

Do you cover Armadale for regrouting?

Yes. We work across all of Scotland, and Armadale is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.

Do you work for landlords with property near Mallaig station?

Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

Where is Mr Mastic based?

Mr Mastic is based in Crawley. Our applicators cover Armadale.

Are you fully insured?

Yes. We’re fully insured, with over 20 years’ experience in sealant work.

Can I do it myself?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

How long does regrouting take?

That depends on how much there is to do, but as a guide it takes a few hours for a shower enclosure, longer for a whole room. We will give you a better idea when we quote.

What does regrouting cost?

It depends on the job, so we quote each one individually. For a quick quote, email us at info@mrmastic.co.uk and let us know what needs doing and where.

Can you seal over the old sealant?

No, and we never do. It may look fine at first, but the new layer lifts away from the old one. The old sealant has to come out completely.

Regrouting for homes and businesses in Armadale

Before any work starts, the tiles are checked. If any tiles are loose or sound hollow, we tell you, because regrouting won’t fix what’s behind them. With sound tiles, regrouting is a tidy, lasting improvement. If you have floor grout that has worn and darkened and cracked or crumbling grout lines, we can help, on wet rooms, kitchen splashbacks and bathroom floors alike.

Being further from a city does not change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

Every job is covered by a 12-month guarantee.

Keeping the joints in good condition

A little care helps the new joints last. Our advice:

  • Stick to mild products for cleaning grout
  • Use a squeegee on the tiles after showering
  • Rinse the tiles after showering
  • Run the extractor fan during and after a shower

Wipe the tiles down after a shower stops soap and water sitting on the grout. Run the extractor fan or open a window to help it dry out.

Grout that stays dark after cleaning is starting to fail. Regrouting at this stage is straightforward, before the joints open up.

Work for landlords, hotels and businesses

We work for letting agents and landlords as well as homeowners. Resealing between tenancies keeps a property looking cared for before the next move-in.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

When it is not the sealant

We’d rather tell you now than do work that won’t last, so here’s what sealant can’t put right:

  • Tiles that are chipped or split
  • Water coming from plumbing rather than grout
  • Movement in a stud wall or floor

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before you book.

Bathrooms and kitchens in Armadale

Armadale is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Around Armadale, as everywhere, regrouting is only as good as the preparation behind it.

Do you need regrouting in Armadale?

Movement behind the tiles cracks grout. That can be a loose tile, a flexing floor or a stud wall, which is why we check the tiles first.

If you can see any of these, it’s time to have the joints looked at:

  • Discoloured grout on otherwise sound tiles
  • Grout washed out of a shower
  • Grout in corners that has cracked
  • Floor grout that will not come clean

Letting a property close to Mallaig station? Then a regrout while the flat is empty is quicker than working around a tenant.

What to look for in a quote

  • What insurance they hold
  • How long the guarantee is
  • Whether all the old sealant comes out first
  • How the colour is chosen

Choosing a sealant specialist

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

How we quote for regrouting

Your quote is based on your job. We take into account:

  • The amount of work
  • Whether the work is at height
  • How many rooms, windows or areas are involved
  • The product the joint needs

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.

What we need to know

Before you ask for a quote, have a think about:

  • If it’s domestic, commercial or a hotel
  • Where the property is
  • Any previous sealing or DIY work
  • A few pictures by email, if you can

Need a quote? Please drop us a line at info@mrmastic.co.uk and tell us about the job. You’ll know what we plan to do, and what it will cost, before any work begins.

How it works

All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, the area is protected and the work begins. It normally takes anything from a few hours to a full day, depending on the area. Outdoor work around Armadale depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. First we agree what’s being done and flag any loose tiles.
  2. Grout is raked out without chipping the tiles.
  3. The joints are cleaned out and vacuumed.
  4. The new grout goes in, then the tile faces are cleaned.
  5. Internal corners and edges are resealed.

Preparing for the visit

  • Mention any sign-in or site rules at work premises
  • Tell us if parking is tricky
  • Mention any leaks or damp you’ve noticed
