Fire rated sealant for homes and businesses in Corran

A fire seal relies on being installed the way it was tested: the right depth, the right backing and the right product for the substrate. That detail is what we take care over. If you have unsealed gaps around fire door frames and new service routes left unsealed after building work, we can put it right, on service penetrations, plasterboard & masonry and pipe & cable gaps alike.

Work in a place like Corran is planned ahead, journey included, so it can be fitted around bookings or opening times where possible.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

Work for landlords, hotels and businesses

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

We work for landlords and letting agents as well as homeowners. Resealing between tenancies keeps a property looking cared for.

Why deal with it now?

Fire-rated sealants need more care than everyday sealant. Depth, backing and surface preparation all affect how a seal performs, and we work to the product details every time. Around Corran, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

A few things move the cost up or down: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

What we do, step by step

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes from a few hours to a few days, depending on the number of gaps and the access, and the area is left clean. Outside jobs in Corran need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We go through the gaps on your list or survey and check each one’s size and substrate.
  2. We remove any old or unsuitable filler and clean the gap.
  3. We put in whatever backing or fill the product detail specifies.
  4. The sealant goes in to the depth its detail sets, then it’s tooled off.
  5. Finally, we list where we worked and what we used, for your records.

How to prepare

  • Try not to wet indoor joints just before the visit
  • Plan for the work area to be out of bounds to pets and children
  • Tell us about any previous sealing or DIY attempts

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Questions from Corran

Will you come out to Corran?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Are the rules for fire-rated sealant different in Scotland?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Do you do fire sealant around door frames?

Yes, if the gap is within the product’s tested range. We seal the frame-to-wall gap, not the door itself, and we’ll mention anything we notice about the door.

Can I add another job to the visit?

Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Can tenants book the work?

Yes. Ask your landlord first, and we can send them the quote if that helps.

What should I tell you?

Just the basics: the address or postcode, what’s wrong and any access issues. Then send an email to info@mrmastic.co.uk.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

How long does fire rated sealant take?

As a guide, most jobs take from a few hours to a few days, depending on the number of gaps and the access. Larger jobs naturally take longer, and we will say how long yours will take.

Aftercare tips

Simple care keeps the joints in good condition. We recommend:

  • Store the list of sealed gaps with your building paperwork
  • Include fire stopping when you schedule refits
  • Check whether a sealant can be painted before decorating over it
  • Never patch a fire seal with standard sealant

Avoid covering a sealed gap with anything that is not part of the tested detail. If it needs repair, use the same type of product. We can tell you which product we used.

When you plan work that goes through walls or ceilings, plan the fire stopping too. Doing it at the time avoids leaving gaps behind.

What affects the cost of fire rated sealant

We quote each job individually. These are the things that affect it:

  • Mould in or behind the old joints
  • Whether old sealant or filler has to be cut out
  • The amount of work
  • Access and height

We do not show prices on the website, because the cost depends so much on the job itself. Call for a quick quote.

What we need to know

Photos help, but a description is a good start. Please mention:

  • A few photos by email, if you can
  • Whether it has been sealed before
  • The address or postcode of the job
  • The rough size of the job

For a quote, drop us a line at info@mrmastic.co.uk with the location and a short description of the problem. You’ll have a clear quote before we start.

Common problems we fix in Corran

A lot of fire stopping is out of sight: in ceiling voids, service risers and behind boxing. Because nobody sees it, gaps go unnoticed until an assessor or surveyor looks.

People generally contact us when they notice something like this:

  • Ordinary sealant used where a fire-rated product was needed
  • Linear gaps at the head of walls
  • Open gaps behind door architraves
  • Gaps flagged on a fire risk assessment

Community buildings like Ardgour Parish Church are part of the picture too: gaps around pipes and cables are worth checking after any building work there.

What your quote should include

  • Whether they seal over old material or remove it
  • What happens if they find a problem under the old sealant
  • What the quote includes, VAT included or not
  • When the joint can take water or movement
