External mastic in Corran, done properly

As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Some surfaces need a primer before sealing and we use one wherever it does. If you have weeds or debris growing in open joints and joints with sealant missing in places, we can help, whatever the surface.

In and around a place like Corran, many buildings face open ground and take the full weather. Gutter joints and wall joints take a battering.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we’ll put it right.

How to look after the new joints

Good habits help new joints last longer. A few tips:

  • Fix overflowing gutters above sealed joints
  • Ask before painting over external sealant
  • Clear growth from the base of walls and joints
  • Make sure movement joints are not pointed over

Don’t paint over the new sealant unless we’ve said the product is paintable. Paint can crack on a flexible joint.

If you can see gaps, plants or bare sections in a joint, have it checked. Early work is quicker and leaves a better finish.

When to call us in Corran

Many joints fail because they were sealed too deep or with nothing behind them. If the sealant sticks to the back as well as the sides, it can’t stretch and rips as the joint opens.

Signs it’s time to call us include:

  • Failed sealant between panels on a façade
  • Joints pointed up with cement by mistake
  • Sealant pulling away from one side of the joint
  • Moss and dirt in joints with no sealant left

In and around Corran, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

How the visit works

When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take anything from a few hours to several days, depending on the building. Outside jobs in Corran need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We start by walking round the building and agreeing the joints and the access.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. The faces are brushed clean and primed where the product requires it.
  4. We fit closed-cell backing rod to control the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

How to prepare

  • Keep children and pets away from the work area
  • Tell us about any water getting in
  • Mention any parking rules near the property

Advice

Common questions in Corran

Do you cover Corran for external mastic?

Yes, Corran is within the area we cover. Our work covers the whole of Scotland. Just email us at info@mrmastic.co.uk with a few details of the job, and we will give you a clear quote.

Is external mastic in a coastal place like Corran any different?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Why is there a gap in my brick wall?

A movement joint is a planned break in the wall that absorbs expansion and shrinkage. It’s sealed with a flexible sealant, not mortar.

Do I have to be there?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

How long before the joint can be used?

Most sealants are touch-dry well before they’re fully cured. We’ll give you the cure time for the product we used.

Can a movement joint be filled with mortar?

No, not if it’s a movement joint. Filling it with mortar defeats its purpose, and the wall may crack nearby. We will reseal it with a flexible sealant.

Should I try DIY first?

For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Is there a guarantee?

Yes: twelve months. If anything isn’t right with the work within the year, let us know and we’ll sort it.

External mastic in Corran: local notes

Corran is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. The west of Scotland is wetter than the east, which means movement joints and outside wall joints has to cope with a lot of rain.

Homes close to Ardgour Parish Church include some older properties, and the joints between older walls, newer extensions and the roofline need a sealant that can move.

When it isn’t the sealant

We’ll always be straight with you, so here’s what new sealant will not do:

  • Walls that need new movement joints cut into them
  • Subsidence or other structural problems
  • Loose or hollow render, which needs re-rendering

If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

What we seal

  • Render & cladding joints
  • Copings & trims
  • Concrete & block
  • Façade panels
  • Joints between brick and frames
  • Brickwork movement joints

Should I try it myself first?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
