Window mastic near Corran

Window mastic in Corran, done properly

Most frames have an outside joint and an inside one. The external joint is the weather seal; the internal joint closes the gap to the plaster and stops draughts. Either or both can be done. We work on uPVC windows, window sills and aluminium frames, and common reasons people get in touch are whistling draughts around closed windows and damp patches on the reveal after heavy rain.

Outdoor sealant needs a dry surface, so window work around Corran is planned around the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.

Your job is guaranteed for a year, as with all our work.

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. Our tips:

  • Do not use solvent cleaners on the joint
  • Keep jet washers away from the mastic
  • Keep timber frames painted
  • Clean frames with a soft cloth and soapy water

Most silicone sealants won’t take paint, so if you are planning to paint the frames or walls, tell us beforehand. We can use a paintable sealant where that matters.

Wet, windy weather is when failed mastic shows itself, but resealing works best in dry conditions. Sorting cracked mastic early means the joint is sound before the bad weather.

What the job involves on each surface

Aluminium frames

Large aluminium doors have long joints down each side and across the head, and the threshold joint takes a lot of water. We prepare and reseal every joint, backing the deep ones.

uPVC windows

uPVC expands and contracts noticeably with temperature, so the joint needs a low-modulus sealant that stays flexible. We match white, brown, anthracite grey and black frames.

Corran questions

Does living near the coast affect window mastic in Corran?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

Do you cover smaller places like Corran?

Yes. Corran is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Can resealing stop a draught around my window?

If the draught is coming in around the frame, yes. If it’s through the window’s own seals or a hinge, that is a different fix, and we’ll say so.

Are you insured?

Yes. We are fully insured, and we can confirm the details when we quote.

I’m a tenant. Can you help?

Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.

Do you do commercial work?

Yes, regularly. We can plan bigger jobs in stages to suit the site.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

How long does it take to reseal the windows on a house?

That depends on the number of frames, how they’re reached and the state of the old mastic. We will tell you how long your job needs when we quote.

Honest limits

Some problems need a builder, plumber or other trade rather than us:

  • A sash or casement that will not close properly
  • A door that needs adjusting, rehanging or new seals
  • A frame that has rotted at the joint

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before you book.

What affects the cost of window mastic

Some jobs are bigger than they look, and some smaller. The main factors:

  • How many rooms, windows or areas are involved
  • The number and length of the joints
  • How much old sealant there is and how hard it is to remove
  • The product the joint needs

The cost depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.

What to tell us for a quote

When you call or email, these details help:

  • The rough size of the job
  • Pictures of the joints, sent by email
  • How we’d reach the joints
  • What the problem is, such as mould, gaps, leaks or cracking

Asking for a quote is easy: let us know what needs doing and where. A few photos by email make the job easier to understand, and we will take it from there.

The process

You don’t need to clear the whole room or building before we come, just the space around the work. We protect the rest, and the job takes anything from an hour or two to a full day, depending on how many frames there are in most cases. Somewhere like Corran may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First, we confirm safe access to each frame.
  2. Old, cracked mastic is removed completely.
  3. The surfaces are cleaned and left dry.
  4. Deep voids are backed, then the sealant is gunned in.
  5. The joint is shaped to shed water and the area tidied.

How to prepare

  • For business premises, tell us about site rules or sign-in
  • Let us know about earlier repairs to the joints
  • Clear the area around the work

Advice

Frames and glazing around Corran

Corran is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around window and door frames, especially on the side facing the sea. The west of Scotland is wetter than the east, so there’s plenty of rain for the mastic around window and door frames to keep out.

If you live in an older home near Ardgour Parish Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Corran is in Highland. From the centre of Corran to the outskirts, we cover window mastic for every kind of property, from flats and houses to offices and hotels. Corran is one of 253 towns and villages in Highland we cover for window mastic. For nearby work, see our Glasgow page (71 miles or so).

Every address in PH33 is covered for window mastic. Close by, we work in Clo Mhuillin (1 mile south-west), Inchree (1 mile east), Kentallen (3 miles south), Duror (5 miles south) and Ballachulish (5 miles south-east). We also work in nearby towns such as Fort William (8 miles north-east), Caol (10 miles north-east), Inverlochy (9 miles north-east) and Kinlochmore (11 miles east). If you’re somewhere remote, the job takes a little more planning, so let us know when you get in touch.

Leave it or put it right?

Draughts and leaks do not always mean new windows. If the frames and glass are in good order, resealing the joints is often all that’s needed. Problems with the glass or gaskets are for a window company, and we will say so. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

Do you need window mastic in Corran?

On timber frames, paint and putty build up around the joint. Mastic painted over many times cracks with the paint, and the wood moves with damp as well as heat.

Signs it’s time to call us include:

  • Leaking joints at the ends of sills
  • Draughts coming in around windows and doors
  • Water coming in at the bottom corners of a door
  • Mastic that is falling out in pieces

In and around Corran, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.
