Window mastic for homes and businesses in Duror

A window frame and the wall around it expand and shrink at different rates. Heat and cold make frames grow and shrink against brick or render that hardly moves. That is why the joint needs a flexible, low-modulus sealant rather than something rigid. We are often asked to deal with black, perished sealant on frames and a bead that doesn’t match the frame, across aluminium frames, timber windows & doors and uPVC windows.

In and around a place like Duror, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill.

Our work is backed for twelve months, in Duror and everywhere else we cover.

When it isn’t the sealant

Sealant is not the answer to every problem, and we’d rather say so up front. Sealant will not put right:

  • Faulty window hardware
  • A door that needs adjusting, rehanging or new seals
  • A frame that has rotted at the joint

If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

Surfaces we seal

  • Composite doors
  • Window sills
  • Aluminium frames
  • Timber windows & doors
  • uPVC windows
  • Patio & French doors

DIY versus a professional finish

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.

Landlord and commercial work in Duror

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

We work for landlords and agents as well as householders. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

Looking after it afterwards

To keep the joints looking good and working properly:

  • Use gentle cleaners on frames and sealant
  • Clear any debris from frame drain holes
  • Keep paint and stain on wooden frames in good order
  • Avoid harsh chemicals near the mastic

Clean the frames with mild soapy water, and keep solvents and harsh chemicals off the joint.

On timber windows, water behind the joint can lead to rot. Rotten timber needs a joiner, not a sealant, so it pays to reseal before that happens.

Duror: your questions answered

Does living near the coast affect window mastic in Duror?

Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

Is Duror in your area for window mastic?

Yes. We work across all of Scotland, and Duror is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing.

Can tenants book the work?

We’re happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

What do you need from me for a quote?

A short description and the location, plus pictures if you have them. If we need more, we’ll ask.

Is the new sealant paintable?

That depends on the product. Silicone isn’t paintable, but some hybrid sealants are. Tell us if you’re decorating and we’ll choose accordingly.

Do you guarantee window mastic?

Yes. Our 12-month guarantee covers every job, inside or out.

How long does it take to reseal the windows on a house?

It depends on access, the old mastic and the size of the frames. We’ll tell you how long your job needs when we quote.

How it works

Most of a good job is in the preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it normally takes a few hours for a handful of frames, longer for a whole house. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First, we go round the frames with you and agree the list.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. Every joint is tooled smooth and checked before we leave.

Before we arrive

  • For indoor joints, keep the area dry beforehand if you can
  • Tell us about any previous sealing or DIY attempts
  • Mention any tricky access

Frames and glazing around Duror

Duror is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around window and door frames, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

If you live in an older home near St Adamnan's Episcopal Church, the joint between an old wall and a newer frame is normally the first place rain gets in. In and around Duror, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

How we quote for window mastic

We do not publish a price list. The quote depends on:

  • Any mould that needs treating
  • The number of rooms or windows
  • Whether the work is at height
  • The old material and how stubborn it is

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we’ll go through it with you.

Asking for a quote

A few details help us give you an accurate quote. When you get in contact, it helps to mention:

  • How we’d reach the joints
  • The rough size of the job
  • Pictures of the joints, sent by email
  • If it’s domestic, commercial or a hotel

To get a quote, email us at info@mrmastic.co.uk with the location and a short description of the problem. We will give you a clear quote before any work starts.

Why it’s worth doing now in Duror

Failed mastic is not a reason to replace sound windows. If the frames and glass are in good order, resealing the joints is often all that is needed. If we find failed glass units or worn seals, we will tell you. In an older home around Duror, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
