How window mastic works in Argyll and Bute
Frames and walls don’t move together. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. So the sealant has to stretch and recover, which is why we use a low-modulus product. We’re often asked to deal with leaking joints at the ends of sills and water coming in at the bottom corners of a door, on window sills, composite doors and aluminium frames.
When we arrive, we look over the joints with you first, so you know exactly what we’re doing. Surfaces next to the work are protected before any work starts. The work normally takes a few hours for a few frames, or a day or more for a whole house.
- First, we confirm safe access to each frame.
- Old, cracked mastic is removed completely, along with any loose debris.
- The surfaces are cleaned and left dry, and primed where the sealant calls for it.
- Backing rod fills deep voids and the sealant goes in on top.
- We tool the joint so water runs off, then clear up.

What’s near Helensburgh
Typical jobs here are in homes near Lomond School, The Henry Bell pub and St Joseph's R.C. Church and the streets around them. Helensburgh has its own railway station: Helensburgh Central station. Well-known places in the area include Ardencaple Castle (1.3 miles west) and Victoria Infirmary (0.5 miles south-east). Open spaces near Helensburgh include Lyle Hill.
Windows and doors across Argyll and Bute
Our window mastic work across Argyll and Bute covers homes, flats and businesses, from Helensburgh, Oban and Dunoon to the quieter places in between. Outside sealant needs a dry, clean joint, so the work is planned around the weather.
Scottish weather is hard on outside joints, especially in the wetter west, while generally soft water means less limescale indoors but no less mould. That shapes the choice of sealant for jobs across Argyll and Bute. Along the coast in Argyll and Bute, window and wall joints facing the sea take the brunt of the weather, so they’re often the first to fail. The right product and careful preparation help it last.
Helensburgh: Letting a property close to Helensburgh Central station? Then renewing tired window mastic between tenants heads off draught and damp complaints. For an older house near a landmark such as St Joseph's R.C. Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.
Aftercare tips
To keep the joints looking good and working properly:
- Repaint timber before it’s bare
- Avoid blasting the frames with a pressure washer
- Ventilate rooms so frames do not stay wet inside
- Paint up to the joint, not over it
Check the drainage slots in the frames aren’t blocked, so rain drains out rather than building up at the sealant.
A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. Resealing closes it.
When it is not the sealant
New sealant can’t fix everything, and we’ll tell you before work begins. Sealant will not put right:
- A door that needs adjusting, rehanging or new seals
- A failed sealed unit that has misted up
- A sash or casement that won’t close properly
Leave it or put it right?
If you’re painting or rendering, reseal at the same time. A clean new bead makes new paint or render look finished.

Different surfaces, different methods
Composite doors
Draughts round the door leaf usually come from worn seals or adjustment, not the mastic. We seal the frame and let you know about anything else.
Aluminium frames
Aluminium moves with heat, and the frames are often slimmer than uPVC. A tidy bead in anthracite grey, black or a matching colour keeps the clean look.
DIY sealant or a professional job?
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
Argyll and Bute questions
Can I paint over the new sealant?
It depends on the sealant. Silicone isn’t paintable, but some hybrid sealants are. Tell us if you’re decorating and we’ll choose accordingly.
Does someone need to be in?
If the work is inside, we need someone to let us in. After that, you can carry on with your day.
Which products do you use?
Each joint gets the product that suits it. Movement, water and weather all affect the choice, and we will explain our choice.
How long does it take to reseal the windows on a house?
The work takes a few hours for a handful of frames, longer for a whole house. Access and the amount of old mastic make the biggest difference.
Is the work guaranteed?
Yes. Our 12-month guarantee covers every job.
Can new sealant go over the old?
No, and we never do. It can look neat for a few weeks, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.
Do you have sealant for grey or black windows?
Yes, we choose a colour to suit the frame. Anthracite grey, black, brown and white cover most frames, with clear as an option.
