About bathroom resealing in PA75
It is not only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback get wet every single day, and water that gets into the back edge of a worktop can swell the board. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We work on kitchen worktops & upstands, wet rooms and baths, and the jobs we see most are damp behind the bath or under the tray and a joint torn by a bath that flexes.
A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, do the work and tidy away. It generally takes a couple of hours for a single bath or shower.
- We protect the area and cut out all of the old sealant.
- We clean and degrease the joint and treat any mould.
- We let it dry fully and fill the bath with water before sealing.
- We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
- We clear away and tell you when it can get wet, generally after around 24 hours.
What affects the price in PA75
What it costs depends on the size of the job, how much old material has to come out and access to the work. We give a clear quote before any work starts.

What’s near Tobermory
Locally, jobs take us to homes and businesses close to Parish Church, Aros Park and Tobermory High School, among other places. Nearby you’ll also find Mull Museum (under half a mile east) and St Columba's Roman Catholic Church and Drimnin Castle (2.8 miles east). Not far away are 'S Àirde Beinn and Loch Peallach.
Where we work in PA75
Our bathroom resealing work across PA75 covers homes, rentals and businesses, from Tobermory and Baliscate to the quieter places in between. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
We work across all of Scotland, from the cities to the islands, and PA75 is part of that. Longer journeys are planned in advance, and outdoor work around the weather. PA75 includes coastal places, where outside joints face more wind, rain and salt than they would inland. Joints on seaward walls tend to fail first.
Tobermory: For an older house near a landmark such as Parish Church, walls and floors in older homes can move, and sealant and grout show it first. For site and facilities teams at buildings such as Tobermory High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Work for landlords, hotels and businesses
For anyone letting property in or around PA75, jobs at different addresses can be quoted together. Send us the addresses and the work at each, and photos by email help.
Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we’ll quote.
Aftercare tips
Aftercare is simple:
- Avoid abrasive pads on the sealant
- Clean with a mild bathroom cleaner and a soft cloth
- Squeegee the walls and tray after use
- Check the joints every few months for splits or lifting
Give the silicone time to cure before it gets wet, which is generally around 24 hours. Once it’s cured, wiping it down after use keeps it looking new.
Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.
What we’re called out for in PA75
Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone can’t grip the old bead underneath, so it lifts, lets water in and traps mould underneath.
The problems people usually mention when they call are:
- Sealant that has split, shrunk or peeled away
- Leaks into the floor or ceiling below
- Two layers of silicone, both failing
- Failed sealant on the screen profile
DIY sealant or a professional job?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
When it is not the sealant
A few problems are outside what sealant work can do:
- A cracked shower tray or bath (that needs repair or replacement)
- Water coming from the plumbing rather than the joint
- Loose or hollow tiles, or failed tanking behind them
Common questions in PA75
Do you cover PA75?
Yes. We cover PA75 and the rest of Argyll and Bute. For a quote, email us at info@mrmastic.co.uk.
Are you fully insured?
Yes. We are fully insured.
What sealant do you use?
We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.
Do the sealants smell?
Some sealants have a smell while they cure. Opening a window helps.
Do you reseal kitchen worktops and sinks too?
Yes. Worktops, sinks and splashbacks are all part of the job, in a kitchen-suitable sealant, matched to the worktop where it’s on show.
Do you do commercial work?
Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.
How do I get a quote for bathroom resealing in PA75?
We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.
