How bathroom resealing works in PA80
Resealing is a small job that makes a big difference. Mouldy silicone makes even a new bathroom look neglected, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. We work on kitchen worktops & upstands, shower trays & enclosures and wet rooms, and the jobs we see most are smears of silicone across the tiles and leaks into the floor or ceiling below.
On the day, we start by going over the job with you, so you know exactly what we are doing. We protect the surfaces around the joints before any work begins. The work usually takes two to three hours for a typical bath, depending on how much old sealant there is.
- Protection goes down around the bath, shower or worktop.
- We cut away the old sealant and clean off what’s left.
- We treat any mould and let the joint dry properly.
- Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
- The joint is finished neatly and we explain when it can get wet.
What you’ll pay
The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first and agree the price before starting.

Where we work in PA80
PA80 has homes of every age, old and new, with plenty of rented property in places like Lochaline. Sound sealant and clean grout keep water out and rooms looking cared for.
We work across all of Scotland, from the cities to the islands, and PA80 is part of that. Longer journeys are planned in advance, and outdoor work around the weather.
Lochaline: Homes close to Kiel Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant. In and around Lochaline, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.
Why act early?
You don’t need a new bathroom because the sealant looks bad. Replacing the joint is usually all it takes. If we find a deeper problem, you will hear it from us.
Questions to ask before booking
- What guarantee comes with the work
- Whether they’re fully insured
- Is VAT in the price?
- Who does the work, and how experienced they are
DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
Keeping the joints in good condition
Good habits help new joints last longer. A few tips:
- Let new sealant cure fully before it gets wet
- Check the joints every few months for splits or lifting
- Use gentle cleaners on the silicone
- Keep scourers and sharp tools away from the bead
In a kitchen, do not let water sit along the back of the worktop and keep hot pans off the bead. The drier the joint stays, the longer it lasts.
Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.
For landlords and businesses
Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
If you manage several properties in or around PA80, several properties can go on one quote. Just tell us the addresses and what each one needs.
When it isn’t the sealant
Honest advice matters more to us than a booking, so here’s what sealant can’t fix:
- Cracked or missing grout between tiles (that’s regrouting)
- Water coming from the plumbing rather than the joint
- A cracked shower tray or bath (that needs repair or replacement)
PA80 questions
Will you leave a mess?
No. The area is protected while we work and cleaned up afterwards.
I’m a tenant. Can you help?
We can work for tenants, landlords or agents. Get your landlord’s agreement first.
Can new silicone go straight over the old?
No, never. Sealing over the top looks fine for a few weeks, then lifts. We remove the old bead completely before resealing.
Can I do it myself?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
Do you take out the old sealant first?
Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.
Do I need to be at home?
For indoor joints, yes, someone needs to let us in. Once we’ve agreed the job, you don’t need to watch us work.
Does the resealing come with a guarantee?
Yes. All our work comes with a 12-month guarantee.
