Mouldy bath & shower sealant

Mould often spreads under the bead as well as through it. We treat the exposed joint once the bead is out so the new sealant starts clean.

Windows & doors

Smeared or badly matched mastic can be cut out and redone neatly, in a colour that suits the frame.

About our remedial sealant in Lochaline

If a joint fails again and again, something is causing it. Movement, the wrong product or a leak from somewhere else will defeat even a perfect bead. We look for the cause before we reseal. We work on mouldy bath & shower sealant, botched or over-sealed joints and expansion joints, and people most often call us about products that weren’t meant for the joint and dark patches showing through the sealant.

For a place like Lochaline, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

Each job carries a 12-month guarantee.

Aftercare tips

Simple care keeps the joints in good condition. We recommend:

  • Act on a lifting corner straight away
  • Keep bleach and abrasives off the bead
  • Do not add new sealant on top of old
  • Have loose fittings fixed before resealing

Where we’ve pointed out another fault, have it put right, because the new sealant cannot hold back a problem underneath.

If a joint has failed more than once, stop resealing it. Have someone find out why, or the next bead will go the same way.

DIY sealant or a professional job?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

When something else is needed

In fairness, some problems need a different trade:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Water damage behind tiles that needs a tiler
  • Cracks in the fitting rather than the joint

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

Why it’s worth doing now in Lochaline

A failed seal rarely means a new bathroom. When the fittings are sound, stripping and resealing the joints is often enough. Where something else has failed, you will hear it from us. Around Lochaline, water from a failed joint in an older stone home can soak into timber and plaster.

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

What you get with us

  • A sealant colour to suit the surroundings
  • Anti-fungal sanitary silicone in wet areas
  • We never seal over old sealant
  • Approved under the ARBOMaster scheme

How it works

Once we are on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for most joints, depending on how much old sealant has to come out. Around Lochaline, distance and access matter more than parking. Tell us how to find the property and how to reach the work.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Old beads and residue are removed down to clean surfaces.
  3. We treat any mould and dry the joint thoroughly.
  4. We reseal with a product suited to the joint, backed where needed.
  5. We finish neatly and point out anything that needs another trade.

Preparing for the visit

  • Tell us about any water getting in
  • For business premises, tell us about site rules or sign-in
  • Let us know about earlier repairs to the joints

Common questions in Lochaline

Will you come out to Lochaline?

Yes, Lochaline is covered. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can you do remedial sealant in Lochaline?

Yes, Lochaline is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Do I need to be at home?

That depends on where the joints are. For work indoors, someone needs to let us in.

My shower still leaks after a reseal. Can you sort it?

Yes. We’ll take all the sealant out, look for why it failed and reseal it properly.

Can tenants book the work?

Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.

Do you work for hotels and businesses?

Yes. Hotels, offices and other businesses use us, and we’re fully insured.

Can you take off two layers of silicone?

Yes. Each layer is cut out and the residue cleaned off, then the joint is resealed once.

Do you offer different sealant colours?

In most cases you can choose. We’ll explain which colours are available and agree one before work begins.

When to call us in Lochaline

Some joints fail because water is reaching them from behind. A leaking valve, a failed waste or cracked grout feeds water behind the bead, and the sealant lifts or goes mouldy from underneath.

Common reasons people contact us include:

  • Caulk or the wrong sealant used in a wet area
  • Smears and lumps from a botched reseal
  • Sealant applied over old sealant that has lifted
  • Sealant that came away because the surface wasn’t prepared

If you live in an older home near Kiel Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Questions to ask before booking

  • Whether the sealant suits the joint
  • How hidden problems are handled
  • Whether they seal over old material or remove it
  • How the joint is cleaned and prepared

Remedial sealant in Lochaline: local notes

Lochaline is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.

Around Lochaline, as everywhere, remedial sealant is only as good as the preparation behind it.
