How we handle fire rated sealant in Lochaline

Fire stopping only performs as intended if it’s done to the detail: the right depth, the right backing and the right product for the substrate. That detail is what we take care over, gap by gap. We’re often asked to deal with gaps left after a refit or conversion and gaps around pipes and cables through fire-resisting walls, on linear gaps, service penetrations and plasterboard & masonry.

For a place like Lochaline, the journey and timings are planned in advance, so the job can fit around guests, residents or opening hours where possible.

There’s a 12-month guarantee on every job, whatever its size.

Work for landlords, hotels and businesses

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

Letting agents and landlords in Lochaline can book us as well as householders. Sealant work between tenants keeps a property looking cared for.

How the visit works

Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it usually takes a few hours for a handful of gaps, and longer for a whole building. Somewhere like Lochaline may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. Old, damaged or unsuitable sealant is removed.
  3. Dust and loose debris are cleaned from each gap.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

How to prepare

  • Mention if the joints have been sealed before
  • For indoor joints, keep the area dry beforehand if you can
  • Clear items away from the joints we’re working on

Fire rated sealant around Lochaline

If you run a hotel, guest house or holiday let in a coastal place like Lochaline, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details; we do not certify buildings or carry out fire risk assessments.

Around Lochaline, as everywhere, fire rated sealant is only as good as the preparation behind it.

Lochaline is about 15 miles north-west of Oban, in Argyll and Bute. Lochaline is one of 118 places in Argyll and Bute where we work for fire rated sealant. You can also see our page for Glasgow, roughly 75 miles from Lochaline.

Why deal with it now?

A quick fill with any sealant to hand isn’t fire stopping. A fire-rated product only performs as tested when it’s installed to its tested detail, which is why we match the product and the method to each gap. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.

Combining jobs into one visit is usually more efficient than separate visits, so tell us about everything that needs sealing. We’ll give you a clear quote for the lot.

What the job involves on each surface

Door frames

A door can only do its job if the gap behind its frame is sealed too. We fill it with a fire-rated product suited to the materials either side.

Plasterboard walls

In plasterboard walls, the condition of the board edge matters. Crumbling edges are cleaned back before the sealant goes in.

Should I try it myself first?

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Signs you need fire rated sealant in Lochaline

Many open fire-stopping gaps are made after the building is finished. Electricians, plumbers and data installers drill through walls and ceilings and the hole they leave doesn’t always get resealed.

The most common problems we see are:

  • Old fire sealant that has split or come away
  • Standard silicone or caulk in a fire-stopping gap
  • Gaps around pipes and cables through fire-resisting walls
  • Holes left by a change of layout

For buildings such as Kiel Church, older buildings that have had new heating or wiring often have service gaps worth checking.

Questions to ask before booking

  • How the joint is cleaned and prepared
  • Are they insured?
  • What product goes in the joint
  • Whether all the old sealant comes out first

Choosing a sealant specialist

Lochaline: your questions answered

Are the rules for fire-rated sealant different in Scotland?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Do you cover Lochaline for fire rated sealant?

Yes, Lochaline is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

Can you work in occupied buildings?

Yes. Flats, HMOs, offices, schools and other occupied buildings are all part of our work. The order of work and access are planned with you.

Will we have a record of what was sealed?

Yes. We record the locations we have sealed and the products used for your files.

Will it make a mess?

No. We protect the surfaces around the joints, and we tidy up before we go.

Do I have to be there?

We need access to the joints, so we will agree that with you when we book. Indoors, that generally means someone at home.

Should I try DIY first?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

How long will you be here?

Most jobs take anything from a few hours to several days, depending on how many gaps there are, including preparation and clearing up. Your quote will say how long we expect yours to take.
