Lochaline Sand Mastic
Professional sand mastic in and around Lochaline, with old sealant always removed completely and a one-year guarantee.
- Tired mastic found when preparing windows for paint
- Gaps round a timber door in stone or brick
- Draughty sash windows at the surround
When to call us in Lochaline
Water gets into small cracks in the mastic and pushes it out. Exposed elevations usually fail first.
People usually contact us when they notice something like this:
- Mastic that needs renewing before redecorating
- Mastic dropping out of the joint
- A silicone bead on a sash window that spoils the look
- Weathered mastic on the most exposed windows
Homes close to Kiel Church include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.
Questions to ask before you book
- Whether all the old sealant comes out first
- How hidden problems are handled
- The length of the guarantee
- What product goes in the joint
Sand mastic in Lochaline
Silicone on a period window often looks wrong and is not always the right material. Sand mastic gives a finish that matches the age of the house, and we can replace one with the other. Typical jobs include failed mastic on an exposed elevation and patchy fillers round a sash window, on brick reveals, tenement windows and sash and case windows.
Many older Scottish homes still have timber windows set into stone walls. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
A 12-month guarantee comes as standard, so you’re not left on your own once the job is done.

Different surfaces, different methods
Period and listed homes
Period homes look their best with traditional materials, and sand mastic is one of them.
Timber door frames
Sand mastic is used round timber door frames too. We renew it the same way as on windows.
How it works
There isn’t much for you to do on the day. Show us the job and we will take it from there. The work itself takes a few hours per window, depending on the condition of the joints. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- First, we look at the surrounds with you and agree what needs doing.
- Old, loose mastic is raked out and the joint cleaned.
- Deep voids are packed so the mastic is the right thickness.
- Sand mastic is mixed and applied by hand, then shaped to the joint.
- We dress the surface so it sits neatly against the masonry.
Preparing for the visit
- Clear the area around the work
- Mention any parking rules near the property
- Mention any tricky access

What sand mastic looks like in Lochaline
Lochaline is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
In and around Lochaline, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint.

Keeping the joints in good condition
A little care helps the new joints last. We recommend:
- Ask us before painting near the mastic
- Take care around the mastic when scraping paint
- Make sure water runs off the sill
- Check with your local planning authority if your home is listed
Keep gutters and sills clear so water runs away from the surround. Constant wetting wears the mastic faster.
An open joint round the box lets weather through. Left, the gap tends to get bigger.
Honest limits
In fairness, some problems need a different trade:
- Planning or listed building consent (your local planning authority decides)
- Decayed frames that need repair
- Sashes that need overhauling
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.

Lochaline questions
Does living near the coast affect sand mastic in Lochaline?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.
Can you do sand mastic in Lochaline?
Yes. Our work covers the whole of Scotland, and Lochaline is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.
Do the sealants smell?
It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.
Are you fully insured?
Yes, we are fully insured.
How long does sand mastic take?
Most jobs take a few hours per window, depending on the condition of the joints, including preparation and clearing up. Your quote will say how long we expect yours to take.
When will the new mastic be hard?
It takes a while. The skin forms first, and the full set comes later and we will give you an idea for your job.
Can you work on commercial sites?
Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.
Can tenants book the work?
Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.
DIY versus a professional finish
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
