Lochaline questions

Is bathroom resealing in Lochaline guaranteed?

Every job comes with our 12-month guarantee, wherever it is. We’re also fully insured and ARBOMaster approved.

Do you cover Lochaline for bathroom resealing?

Yes, Lochaline is within the area we cover. We work across all of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing.

How do I get a quote for bathroom resealing in Lochaline?

We don’t publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You’ll get a clear quote before any work starts.

Do you have insurance?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

Can landlords and businesses book you?

Yes, regularly. Several properties can be quoted together, and between tenancies is a good time for the work.

When can I use the bath or shower again?

Around 24 hours is typical, and we confirm the time for the product used. Getting it wet too early can spoil the new joint.

Which products do you use?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.

My sealant has gone black. Can you sort it?

Yes. Mould inside the bead rarely cleans out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.

Bathroom resealing in Lochaline

Sealant that’s mouldy, cracked or peeling shouldn’t be left until there’s a leak. A photo of the joints helps when you email us at info@mrmastic.co.uk, and you’ll get a clear quote before any work starts. We are often asked to deal with sealant that has split, shrunk or peeled away and black mould in the silicone that won’t clean off, on wet rooms, shower trays & enclosures and basins & vanity units.

In and around a place like Lochaline, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Common problems we fix in Lochaline

Silicone does not last for ever. Every shower, every splash and every wipe with a cleaner slowly wear it down, and how long it lasts comes down to use, cleaning and ventilation.

If you can see any of these, it’s time to have the joints looked at:

  • Damp behind the bath or under the tray
  • Lumpy, uneven sealant from a DIY attempt
  • Mouldy sealant that has gone black
  • Gaps where the bath or tray has moved

Homes close to Kiel Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

How the visit works

When we arrive, we look over the joints with you first, so you know exactly what we are doing. We protect the surfaces around the joints before work begins. The work usually takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Somewhere like Lochaline may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. The joint is cleaned, degreased and treated for mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. Finally we tidy up and explain the cure time before we leave.

Before we arrive

  • On commercial sites, let us know about site rules
  • Move anything stored near the joints
  • Mention any tricky access

Different surfaces, different methods

Basins & vanity units

Basins take less water than showers, but the joint behind them is splashed every day. Old sealant there often goes black at the corners, and we treat it exactly as we would a bath.

Sinks & splashbacks

The edge of an inset sink is a common place for water to get under the worktop. We reseal the visible edge of the sink where it has failed.

Bathroom resealing in Lochaline: local notes

Lochaline is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

In and around Lochaline, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint.

Leave it or put it right?

Tired sealant isn’t a reason to replace a bath or shower. Replacing the joint is usually all it takes, provided the bath, tray and tiles are in good order. If something else is wrong, we’ll tell you. In an older home around Lochaline, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.

Why book with us

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. Our tips:

  • Wipe the sealant dry after showering
  • Wait for the cure time we give you
  • Do not leave water standing on kitchen joints
  • Open a window or run the fan so the room dries

Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.

Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. Resealing before that happens protects the worktop.

Landlords, agents and businesses in Lochaline

From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

Mouldy or split sealant often shows up at the end of a tenancy. Several properties can be quoted together.

When it isn’t the sealant

We will always be straight with you, so here’s what new sealant won’t do:

  • Water getting in through the grout rather than the sealant
  • Loose or hollow tiles, or failed tanking behind them
  • A cracked shower tray or bath (that needs repair or replacement)

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before you book.
