- Rain getting in at the frame or under the sill
How it works
We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes a few hours for a few frames, or a day or more for a whole house and we leave things clean and tidy. Somewhere like Lochaline may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We start by checking each window and door with you.
- The old mastic is cut out and the surfaces cleaned back.
- Deep gaps are filled with backing rod to set the depth.
- A flexible, weatherproof sealant is applied in a colour to suit the frame.
- Finally we tidy up and check each joint.
Preparing for the visit
- Keep pets and children clear of the area while we work
- Where the joints are inside, avoid wetting them before we arrive
- Let us know if you’ve seen damp or leaks

How we handle window mastic in Lochaline
A window frame and the wall around it expand and shrink at different rates. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. That’s why the joint needs a flexible, low-modulus sealant rather than something rigid. Common call-outs are for mastic that has split away from the wall and draughts coming in around windows and doors, across patio & French doors, aluminium frames and window sills.
Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
We guarantee the work for a year. If something is not right with it in that time, tell us and we’ll put it right.

Your questions about window mastic in Lochaline
Can you do window mastic in Lochaline?
Yes, Lochaline is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear quote.
Will you come out to Lochaline?
Yes, we do. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
I rent my home. Can I book you?
We’re happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.
Can you quote for more than one area?
Yes, and it often makes sense. Doing several areas at once is usually more efficient.
Is the work guaranteed?
Yes. Every job comes with our 12-month guarantee, and we are fully insured.
What does window mastic cost?
Size, access and the old material all affect the cost. Call for a quick quote.
Can I paint over the new sealant?
That depends on the product. Silicone is not paintable, but some hybrid sealants are. Tell us if you’re decorating and we’ll choose accordingly.
Do you remove the old sealant?
Yes, always, and completely. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.
How to look after the new joints
How long the joints last depends on use and care. Here’s what we suggest:
- Keep solvents and bleach off the sealant
- Air rooms to keep condensation down around windows
- Keep paint off silicone joints
- Use gentle cleaners on frames and sealant
Try not to touch the new joint while it cures, following the cure time we give you. Don’t point a pressure washer at the joints.
A failed joint lets water into the wall a little at a time. You might not see it until plaster blows or a damp patch appears inside. Early resealing stops it reaching that point.
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

What else we do in Lochaline
For landlords and businesses
Housing providers, facilities teams and property managers book us too in Lochaline and across Argyll and Bute. Several sites can be quoted together, and we are fully insured for the work.
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.
Do you need window mastic in Lochaline?
Sun, frost and rain wear sealant out. UV light hardens the outside of the bead, and over the years it loses its give, cracks and comes away.
These are the problems we are asked about most:
- A bead that does not match the frame
- Gaps between the frame and the inside reveal
- Gaps left after new windows were fitted
- Cold air getting in at the frame edge
In and around Lochaline, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

When something else is needed
Sealant isn’t the answer to every problem, and we’ll tell you before we start. It won’t solve:
- Broken hinges, locks or handles
- Misting between the panes of a double-glazed unit (that needs a new unit)
- Damp problems in the wall away from the window
If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

Lochaline homes and the weather
Lochaline is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Lochaline is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for the mastic around window and door frames to keep out.
In the older streets around Kiel Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

What affects the quote in Lochaline
There’s no set price list, because no two jobs are the same. What we look at:
- Whether old sealant or filler has to be cut out
- How many areas need sealing
- Whether there’s mould to deal with
- The amount of work
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.
What to tell us for a quote
There’s no need for technical detail. It helps if you can tell us:
- Access, such as stairs, a lift or height
- A few photos by email, if you can
- The address or postcode of the job
- Whether it’s a home or a business
For a quick quote, get us on the phone, or email us if that’s easier. Describe what needs sealing and we’ll explain what’s involved before giving you a price.
