Your questions about window mastic in Craignure
Will you come out to Craignure?
Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Does living near the coast affect window mastic in Craignure?
Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.
Does someone need to be in?
Access is agreed with you when the job is booked. For inside work, that normally means someone being in.
Do you remove the old sealant?
Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.
Can you seal over the old sealant?
No. Fresh sealant does not stick to old sealant, and it traps any mould or water underneath. We remove it all first.
Will new mastic stop draughts?
It will if the frame joint is the problem. We check where the draught is before work begins.
Are you ARBOMaster approved?
Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
Is it worth trying it myself?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
Window mastic for homes and businesses in Craignure
The new joint does not have to be white. We can seal in white, brown, anthracite grey, black or clear, so the bead blends with the window rather than framing it. We work on uPVC windows, window sills and timber windows & doors, and people most often call us about untidy mastic left by window fitters and leaking joints at the ends of sills.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill.
Your job is guaranteed for a year, as with all our work.

What we cannot put right
New sealant cannot fix everything, and we’d rather say so up front. Sealant will not put right:
- Rotten timber, which needs a joiner first
- Worn gaskets, brush seals or a door that has dropped
- A failed sealed unit that has misted up
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before booking.
What we seal
- uPVC windows
- Patio & French doors
- Window sills
- Aluminium frames
- Composite doors
- Timber windows & doors
What we do, step by step
We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes a few hours for a handful of frames, longer for a whole house. Somewhere like Craignure may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- Each frame is looked over and we agree which ones need resealing.
- We remove the old mastic and clean the frame edge and wall.
- Deep gaps get closed-cell backing rod to set the depth.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- Every joint is tooled smooth and checked before we leave.
Before we arrive
- Keep children and pets away from the work area
- Tell us about any water getting in
- Try not to wet indoor joints just before the visit

Related advice
Surface by surface
Patio & French doors
Door frames take knocks and movement every time the doors are used. A flexible sealant copes with that.
Window sills
The end joints of a sill tend to fail before the rest. A tight seal at each end keeps rain out of the wall.

Should I try it myself first?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
Work for landlords, hotels and businesses
Housing providers, facilities teams and property managers book us too. We can quote a run of properties together.
We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
Looking after it afterwards
Good habits help new joints last longer. Our tips:
- Keep timber frames painted
- Use gentle cleaners on frames and sealant
- Air rooms to keep condensation down around windows
- Clear any debris from frame drain holes
Try not to touch the new joint while it cures, for as long as we advise. Don’t point a pressure washer at the joints.
Signs to watch for: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.
What happens if it’s left?
Resealing frames is a short job: it takes a few hours for a few frames, or a day or more for a whole house. Leave it until water is coming in and you may need plastering and decorating as well. In an older home around Craignure, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Frames and glazing around Craignure
Craignure is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. The west of Scotland is wetter than the east, which means the mastic around window and door frames has to cope with a lot of rain.
Homes close to Torosay Church include some older properties, and frames set in older brick or stone need a sealant that suits the wall as well as the frame. Around Craignure, as everywhere, window mastic is only as good as the preparation behind it.
