Window mastic near Achnacroish

Window mastic in Achnacroish, done properly

The mastic around a window or door seals the gap between the frame and the wall. Once that seal fails, wind and rain find the gap. The old mastic is removed and the joint resealed with a flexible exterior sealant. Common call-outs are for draughty joints inside around the window and cold air getting in at the frame edge, on aluminium frames, composite doors and patio & French doors.

Outdoor sealant needs a dry surface, so window work around Achnacroish is planned around the weather. Let us know about access to every frame, including any upstairs.

Each job carries a 12-month guarantee.

Window mastic in Achnacroish: local notes

Achnacroish is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around window and door frames, especially on the side facing the sea. The west of Scotland is wetter than the east, which means the mastic around window and door frames has to cope with a lot of rain.

Whether the job is in Achnacroish itself or nearby, the right material for each joint matters as much as a neat finish.

Honest limits

We will not take on work that will not last, so here’s what sealant cannot put right:

  • Rotten timber, which needs a joiner first
  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • Worn gaskets, brush seals or a door that has dropped

If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

Joints and surfaces we work on

  • Patio & French doors
  • uPVC windows

How we quote for window mastic

We do not publish a price list, because no two jobs are the same. The quote depends on:

  • The amount of work
  • Mould in or behind the old joints
  • Whether old sealant or filler has to be cut out
  • The number of rooms or windows

A failed joint rarely gets cheaper to fix by waiting. If you’re unsure, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

Helping us quote

To help us quote quickly, let us know:

  • Access, such as stairs, a lift or height
  • Photos by email, if that is easy
  • How many joints, rooms or windows are involved
  • Any previous sealing or DIY work

There’s no standard price list, because every job is different. Instead, we give you a clear price for your job. To arrange one, email us at info@mrmastic.co.uk.

Achnacroish: your questions answered

Do you cover smaller places like Achnacroish?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can you do window mastic in Achnacroish?

Yes. Our work covers the whole of Scotland, and Achnacroish is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing.

Can I add another job to the visit?

Yes. Tell us about everything you’d like done.

Do you do commercial work?

Yes. We can plan bigger jobs in stages to suit the site.

Can you do upstairs windows?

Yes, in most cases. We plan safe access before the job.

Is there any odour?

There can be a smell while the sealant cures, but it fades. Opening a window helps.

What information do you need?

Tell us what needs doing and where. We’ll ask anything else we need to know.

Can you seal over the old sealant?

No. Fresh sealant does not stick to old sealant, and anything trapped underneath, including mould and water, stays there. We remove it all first.

How the job changes by surface

Timber windows & doors

Older timber windows in stone or brick can suit sand mastic rather than modern sealant. We will tell you which suits your home.

Patio & French doors

Not every patio door leak is a mastic problem: blocked drain slots, worn brush seals and threshold details can let water in too. We check before we reseal.

What we do, step by step

When we arrive, we look over the joints with you first, so you know exactly what we’re doing. We protect the surfaces around the joints before we start. Most jobs take a morning for a couple of windows and a door. Outside jobs in Achnacroish need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. We check each frame and agree which ones need doing.
  2. The old mastic is cut out and the surfaces cleaned back.
  3. Where gaps are deep, backing rod goes in first.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. Every joint is checked before we leave.

How to prepare

  • Let us know about parking restrictions
  • Keep pets and children clear of the area while we work
  • Clear the area around the work

How to get a quote

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email photos if that’s easy.

What we are called out for in Achnacroish

Joint shape matters as much as the product. A skim of sealant over a wide gap soon tears, and a gap filled solid cannot flex. That is what backing rod is for.

Signs it’s time to call us include:

  • Cracked sealant at the sill ends
  • Draughts coming in around windows and doors
  • Mastic that’s falling out in pieces
  • Gaps left after new windows were fitted

Around Achnacroish, as everywhere, window mastic is only as good as the preparation behind it.

Questions to ask before you book

  • The length of the guarantee
  • Is the old sealant removed completely?
  • Whether you can choose the colour
  • Whether the sealant suits the joint

10 questions to ask before booking

Why it’s worth doing now in Achnacroish

Failed mastic isn’t a reason to replace sound windows. Where the frames are sound, new mastic generally deals with draughts and leaks at the edges. Problems with the glass or gaskets are for a window company, and we will say so. In an older home around Achnacroish, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first and give you a clear price before any work starts.

Why Achnacroish clients choose us

  • Anti-fungal sanitary silicone in wet areas
  • 12-month guarantee on every job
  • Experience in homes, commercial sites and hotels
  • Tidy, careful work

Take a look at our cost guide or our reviews.

Should I try it myself first?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
