External mastic in Lochaline

About our external mastic in Lochaline

Movement joints let brickwork, render and cladding expand and shrink without cracking. Its sealant has to flex with the building, season after season, so once it splits or hardens, the joint stops working and water gets in. Common call-outs are for panel joints letting water in and damp patches traced to an open external joint, across brickwork movement joints, copings & trims and render & cladding joints.

Outside joints can only be sealed when they’re dry, so work in Lochaline depends on the weather. Tell us how to reach each wall, gutter and roofline.

All our work comes with our 12-month guarantee.

Common questions in Lochaline

Does the coastal weather in Lochaline affect outside sealant?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Is Lochaline within the area you cover?

Yes, Lochaline is covered. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Will the new joint stand out?

The aim is a neat, even joint in a colour that suits the wall. We’ll talk through colour options before we start from the range available.

How long before the joint can be used?

Many sealants skin over quickly but take longer to cure fully. We’ll give you the cure time for the product we used before we leave.

How long does external mastic last?

There’s no fixed answer: sunny, exposed elevations and busy joints wear faster. Check them each year and reseal when they split or harden. Every job carries our 12-month guarantee.

What sealant do you use?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we’ll explain our choice.

I rent my home. Can I book you?

Of course. Check with your landlord; we can send the quote to them too.

Do you work for hotels and businesses?

Yes. Commercial and hotel work is a large part of what we do. Working times can be discussed when we quote.

The process

We keep the work tidy and contained to the joints we are treating, so you can carry on as normal. The job normally takes a few hours to a few days, depending on the length of joint and the access, and we explain the cure time before we leave. Outside jobs in Lochaline need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First, the joints are inspected and the access agreed.
  2. We cut out the old mastic and rake out anything in the joint.
  3. The faces are brushed clean and primed where the product requires it.
  4. We fit closed-cell backing rod to control the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Advice

What we’re called out for in Lochaline

Weeds, moss and debris in a joint are a sign the sealant has gone. Dirt and roots then trap moisture in the joint and make things worse.

Keep an eye out for any of the following:

  • Leaking joints around cladding and façade panels
  • Movement joints with cracked, split or missing sealant
  • Hard, crazed mastic that has stopped moving
  • Rigid filler in a joint that should flex

In and around Lochaline, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

What your quote should include

  • What insurance they hold
  • Whether the sealant suits the joint
  • How the colour is chosen
  • What the cure time is

How to look after the new joints

Good habits help new joints last longer. Our tips:

  • Look over the joints every year, ideally after winter
  • Point out the joints to other trades
  • Fix overflowing gutters above sealed joints
  • Do not let climbing plants root in the sealant

Follow the cure time we give you before the joint is knocked or disturbed. The surface skins over quickly, but full cure takes longer.

Leave a failed movement joint and water keeps getting into the wall. That can lead to damp patches, staining and frost damage, all bigger jobs than a reseal.

Leave it or put it right?

A failed movement joint lets water into the wall and can run behind render or cladding. Resealing early keeps the job to the joint itself, instead of the wall and finishes around it. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Some things make a job bigger or smaller: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

Walls and rooflines in Lochaline

Lochaline is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Plenty of Scottish homes have harled walls, and joints where harling meets other materials need a sealant that can grip and flex.

For an older house near a landmark such as Kiel Church, older walls, gutters and the joints where extensions meet them need a flexible sealant.

Honest limits

We will not take on work that won’t last, so here’s what sealant cannot put right:

  • Cutting new joints into brickwork, which is building work rather than sealant work
  • Structural movement, which needs a surveyor or engineer
  • Cracking across the wall rather than at a joint

If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

Surfaces we seal

  • Joints between brick and frames
  • Copings & trims
  • Concrete & block
  • Render & cladding joints
  • Brickwork movement joints
  • Façade panels

DIY versus a professional finish

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so tell us about it when you ask for a quote.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

What affects the quote in Lochaline

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • The old material and how stubborn it is
  • The product the joint needs
  • Whether the work is at height
  • The number and length of the joints

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

What to tell us for a quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • Any access issues, like height or stairs
  • A few pictures by email, if you can
  • If someone has resealed it before
  • The type of property

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints.
