About our external mastic in Tobermory
Movement joints let brickwork, render and cladding expand and shrink without cracking. The sealant in it has to stretch and squeeze for years, so once it splits or hardens, the joint stops working and water gets in. If you are dealing with gaps where render, brick and frames meet and movement joints filled with mortar instead of sealant, we can help, on concrete & block, joints between brick and frames and façade panels alike.
In and around a place like Tobermory, many buildings face open ground and take the full weather. Outside joints on exposed walls work hard.
You’re covered for a year from the day we finish. If anything is not right with it, email us at info@mrmastic.co.uk.

How it works
When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes anything from a few hours to several days, depending on the building. Outdoor work around Tobermory depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We start by walking round the building and agreeing the joints and the access.
- Every bit of old sealant and any mortar or debris is cut out.
- Joint faces are cleaned back and primed if the sealant needs it.
- We fit closed-cell backing rod to control the depth.
- We apply the sealant, tool it and check the whole run.
Preparing for the visit
- Mention any leaks or damp you’ve noticed
- For indoor joints, keep the area dry beforehand if you can
- For business premises, tell us about site rules or sign-in

Advice
Do you need external mastic in Tobermory?
Buildings move more than people expect. Brickwork grows a little over the years, blockwork and concrete shrink, and all of it moves with heat and moisture. The sealant in the movement joints takes that strain.
If you can see any of these, it’s time to have the joints looked at:
- Sealant that has lost its bond to the brick or render
- Panel joints letting water in
- Cracked joints where brick meets render or frames
- Brick movement joints where the sealant has split
If you live in an older home near Parish Church, an extension built onto an older house moves differently, and the joint between them takes the strain.
What your quote should include
- What happens if they find a problem under the old sealant
- Whether all the old sealant comes out first
- Whether they’re fully insured
- Whether you can choose the colour
Tobermory: your questions answered
Is Tobermory in your area for external mastic?
Yes. Our work covers the whole of Scotland, and Tobermory is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job.
Does the coastal weather in Tobermory affect outside sealant?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.
Which products do you use?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
Do you remove the old sealant?
Yes, every time. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.
Is the work guaranteed?
Yes, for a year. If there’s a problem with our work in that time, tell us and we’ll put it right.
I rent my home. Can I book you?
Yes. Check with your landlord; we can send the quote to them too.
Can a movement joint be filled with mortar?
No, not if it’s a movement joint. Filling it with mortar defeats its purpose and can lead to cracking. A flexible sealant is the right fill.
How long does external mastic last?
That varies with the weather the wall faces, how much it moves and the sealant used. Sealant is a maintenance item, so check the joints once a year.
Outside joints around Tobermory
Tobermory is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.
Schools such as Tobermory High School are buildings too, and larger buildings have long runs of movement joint that eventually need resealing.

Should I try it myself first?
Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.
When it isn’t the sealant
New sealant can’t fix everything, and we’ll tell you before we start. It won’t solve:
- Cracking across the wall rather than at a joint
- Cutting new joints into brickwork, which is building work rather than sealant work
- Subsidence or other structural problems
If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think before you book.
What we seal
- Joints between brick and frames
- Brickwork movement joints
- Façade panels
- Concrete & block
- Copings & trims
- Render & cladding joints
Work for landlords, hotels and businesses
From a single let to a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a 12-month guarantee.
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.
What else we do in Tobermory
Keeping the joints in good condition
Simple care keeps the joints in good condition. Our advice:
- Act on the first splits you see
- Deal with leaking gutters that soak the joints below
- Wash walls gently around the sealant
- Keep soil, plants and ivy away from the joints
Do not let soil, plants or ivy build up against the new joints. Anything that holds water against the joint wears it out sooner.
A joint that has stopped moving pushes the movement elsewhere, often as cracks near the joint. Catch it early and you reduce the risk.
What affects the quote in Tobermory
The quote reflects the job in front of us. We take into account:
- The number and length of the joints
- The type of sealant required
- When we can work, for business premises
- Mould in or behind the old joints
Combining jobs into one visit normally makes better use of the time than several visits. We’ll give you a clear quote for the lot.
Asking for a quote
Before you ask for a quote, have a think about:
- The problem you’ve noticed
- Whether it’s a home or a business
- How many joints, rooms or windows are involved
- Whether it has been sealed before
Quotes start with a quick conversation. Describe the problem, the location and the size of the job, and we’ll talk you through what we’d do. When it suits you, send an email to info@mrmastic.co.uk.
