Acharacle External Mastic
Professional external mastic in and around Acharacle, with every bit of old sealant taken out first.
- Panel joints letting water in
- Failed seals between different materials
- Damp patches traced to an open external joint
External mastic for homes and businesses in Acharacle
Many failed façade joints only get noticed once there’s a stain or a damp patch inside. We inspect them, agree which need doing and reseal with a weatherproof, flexible sealant. Typical jobs include failed sealant between panels on a façade and movement joints with cracked, split or missing sealant, on joints between brick and frames, copings & trims and concrete & block.
Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

Can I do it myself?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
When to call us in Acharacle
Joints sealed without backing rod, or far too deep, rarely last. Sealant bonded to three sides has nowhere to go and rips as the joint opens.
Common reasons people contact us include:
- Joints where the bead has come unstuck
- Damp patches traced to an open external joint
- Joints with sealant missing in places
- Gaps where render, brick and frames meet
Around Acharacle, as everywhere, external mastic is only as good as the preparation behind it.
Before you book anyone
- How long to leave it before use
- Which sealant they’ll use, and why
- What the quote includes, VAT included or not
- Whether you can choose the colour
How it works
A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and tidy away. It usually takes a few hours to a few days, depending on the length of joint and the access. Somewhere like Acharacle may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We start by walking round the building and agreeing the joints and the access.
- We cut out the old mastic and rake out anything in the joint.
- The faces are brushed clean and primed where the product requires it.
- We fit closed-cell backing rod to control the depth.
- We apply the sealant, tool it and check the whole run.
How to prepare
- Let us know about stairs, lifts or work at height
- Tell us if parking is tricky
- For business premises, tell us about site rules or sign-in

Related advice
What sealant work can’t fix
Honest advice matters more to us than a booking, so here’s what sealant cannot fix:
- Damp from another source, such as a leaking gutter or a bridged damp-proof course
- Adding movement joints to masonry that has none
- Cracked brickwork or render that needs a builder or plasterer
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before you book.
Joints and surfaces we work on
- Brickwork movement joints
- Render & cladding joints
- Concrete & block
- Copings & trims
- Façade panels
- Joints between brick and frames
Why act early in Acharacle
A low-modulus sealant is chosen because it moves without pulling hard at the edges. That protects surfaces like brick, render and concrete. A stiffer product can damage the joint edge as it fails. In a place like Acharacle, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
Doing several joints on one visit is usually more efficient than separate visits. You will get one clear quote for the whole job.

Different surfaces, different methods
Render joints
Cracks along render joints let water in behind the coat. Resealing the joints early keeps water out and protects the render itself.
Concrete and blockwork
Concrete and block walls shrink as they dry and move with temperature. We reseal their joints with backing rod and a flexible product.
What affects the cost of external mastic
Your quote is based on your job. We take into account:
- The size of the job
- Working hours on commercial sites
- Access and height
- The type of sealant required
Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.
Helping us quote
To help us quote quickly, let us know:
- A few photos by email, if you can
- The rough size of the job
- How we’d reach the joints
- What’s wrong with the joints now
For a quick quote, get us on the phone, or email us if that’s easier. Describe what needs sealing and we’ll talk you through the work before giving you a price.
Questions from Acharacle
Will you come out to Acharacle?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
Is external mastic in a coastal place like Acharacle any different?
Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. Walls facing the sea are normally the first to need attention.
What information do you need?
Tell us what needs doing and where. If we need more, we will ask.
I’m a tenant. Can you help?
Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.
Is it messy?
No. We protect the surfaces around the joints, and we tidy up before we go.
Why do you put foam in the joint first?
Backing rod goes into deeper joints as a matter of course. It controls the depth and stops the sealant bonding to the back, so the joint can move.
Can a movement joint be filled with mortar?
No. Rigid materials cannot move with the wall, so the joint stops doing its job. If it has already been filled, we can generally cut it out and reseal it.
What sealant do you use?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.
External mastic in Acharacle: local notes
Acharacle is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Acharacle is in the west of Scotland, which is wetter than the east, so there’s plenty of rain for movement joints and outside wall joints to keep out.
Whether the job is in Acharacle itself or nearby, the right material for each joint matters as much as a neat finish.
