Need external mastic in Kilchoan?

Why deal with it now?

A low-modulus sealant is chosen because it moves without pulling hard at the edges. That matters on brick, render and concrete, which can be weaker at the face. Too stiff a sealant can pull at the edges and break them. Around Kilchoan, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.

External mastic for homes and businesses in Kilchoan

As ARBOMaster approved applicators, we choose exterior sealants to suit the joint and the surfaces. Some surfaces need a primer before sealing and we use one wherever it does. We work on façade panels, concrete & block and joints between brick and frames, and common reasons people get in touch are joints where the bead has come unstuck and rain getting behind render or cladding at a joint.

In and around a place like Kilchoan, many buildings face open ground and take the full weather. Gutter joints and wall joints take a battering, so they need a sealant that moves with the building.

Each job carries a 12-month guarantee.

When something else is needed

We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:

  • Adding movement joints to masonry that has none
  • Subsidence or other structural problems
  • Damp that is not coming from the joint

If you’re not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

What we seal

  • Concrete & block
  • Render & cladding joints
  • Joints between brick and frames
  • Brickwork movement joints
  • Façade panels
  • Copings & trims

What we do, step by step

Before we leave, we go over the finished joints with you. The visit itself normally takes a few hours to a few days, depending on the length of joint and the access, depending on how much there is to do. Outdoor work around Kilchoan depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. The old mastic and anything lodged in the joint is removed.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

How to prepare

  • Tell us about access, such as stairs, a lift or high-level joints
  • Keep pets and children clear of the area while we work
  • For indoor joints, keep the area dry beforehand if you can

Common questions in Kilchoan

Does the coastal weather in Kilchoan affect outside sealant?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Do you cover smaller places like Kilchoan?

Yes. Kilchoan is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Is there any odour?

Some sealants have a smell while they cure, but it fades. Opening a window helps.

Can you work on commercial sites?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.

Can you quote for more than one area?

Yes. Tell us about everything you’d like done and we will quote it together.

Does someone need to be in?

It depends on the job. For work indoors, someone needs to let us in.

How much does external mastic cost in Kilchoan?

It depends on the job, so we quote each one individually. To get one, email us at info@mrmastic.co.uk and tell us what needs doing and where.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status and we’re fully insured too.

Outside joints around Kilchoan

Kilchoan is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

If you live in an older home near Ardnamurchan Parish Church of Scotland, an extension built onto an older house moves differently, and the joint between them takes the strain.

Kilchoan is in Highland. We carry out external mastic for homes and businesses in Kilchoan and the surrounding area. Our Highland coverage runs to 253 places, and Kilchoan is one of them.

Postcode districts we cover here for external mastic: PH36. Neighbouring places we cover for external mastic include Tobermory (5 miles south), Baliscate (6 miles south), Acharacle (12 miles east), Ballygown (13 miles south) and Salen (14 miles south-east). If you are somewhere remote, the job takes a little more planning.

Surface by surface

Concrete and blockwork

Concrete and block walls shrink as they dry and move with temperature. We reseal their joints with backing rod and a flexible product.

Copings and trims

Coping joints that leak let water straight down into the wall. Resealing them is a small job that protects a lot.

How to look after the new joints

No joint lasts for ever, but care makes a real difference. Our tips:

  • Tell anyone working on the walls about the movement joints
  • Look over the joints every year, ideally after winter
  • Avoid pressure-washing directly into sealant joints
  • Ask before painting over external sealant

Keep pressure washers away from the sealant. High-pressure water can lift the edges.

If you can see gaps, plants or bare sections in a joint, have it checked. Earlier resealing means a smaller job and a better result.

When to call us in Kilchoan

Sunlight, wet weather and frost wear exterior sealant down. In time it goes hard, crazes on the surface and stops stretching, so the joint eventually tears or comes away from one side.

If you can see any of these, it’s time to have the joints looked at:

  • Sealant that has lost its bond to the brick or render
  • Weathered mastic that no longer stretches
  • Brick movement joints where the sealant has split
  • Weeds or debris growing in open joints

Around Kilchoan, as everywhere, external mastic is only as good as the preparation behind it.
