New build mastic in Kilchoan, done properly

Failed shower seals, gaps along the skirting and messy beads are common items on a new-home snagging list. While the builder’s snagging or warranty period runs, report it to them first. We work on skirting & floors, windows & doors and bathrooms & en suites, and common reasons people get in touch are smeared, uneven beads picked up at snagging and second-fix sealing on new plots.

Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.

Each job carries a 12-month guarantee, whatever its size.

Fresh white silicone going into the corner where a shower screen meets the tiled wall

Different surfaces, different methods

Bathrooms and en suites

New-build bathrooms and en suites are where sealant fails most often. The old sealant comes out and anti-fungal sanitary silicone goes in after cleaning and priming.

Skirting and floors

Floors and skirting move as the house dries and the heating runs. We use a flexible product rather than caulk.

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. A few tips:

  • Follow the cure time we give you
  • Resist patching a failed seal with a tube from the DIY shop
  • Clean sealant with mild detergent, not abrasives
  • Ventilate bathrooms well, especially in the first year

Keep the bathroom ventilated, especially in the first year. Run the fan or open a window after bathing.

Early snagging is easier snagging. Left alone, a small crack can become a leak in a busy bathroom.

Can I do it myself?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Leave it or put it right?

Running a new bead over the builder’s sealant might look tidy for a few weeks, but it will not bond to the old layer. Taking it all out and starting again is the only way to get a lasting seal. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

The cost reflects the work involved, not a rough estimate. That’s why we ask a few questions first and give you a clear quote before any work starts.

Your questions about new build mastic in Kilchoan

Will you come out to Kilchoan?

Yes, Kilchoan is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Is Kilchoan in your area for new build mastic?

Yes, Kilchoan is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Can I do it myself?

That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

Is it normal for sealant to crack in a new home?

A new house dries and settles for a year or two, and sealant is often rushed onto dusty, unprimed surfaces. Both lead to early failure.

Do the sealants smell?

Possibly a little. Any smell clears as the sealant cures, and ventilation helps.

Which products do you use?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

Can you work from my snagging list?

Yes. Send the list and a few photos of the sealant items, and we will quote. We will flag anything that needs another trade.

How long does new build mastic take?

That depends on how much there is to do, but most jobs take a few hours for most snagging lists, longer for a run of plots. We’ll tell you when we quote.

When something else is needed

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Leaks from pipes, valves or wastes, which need a plumber
  • Damaged fittings that need replacing
  • Movement caused by a poorly fitted tray or bath

Joints and finishes in Kilchoan homes

Kilchoan is within about 1 mile of the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so it’s worth checking at snagging. The west of Scotland is wetter than the east, so there’s plenty of rain for plot mastic and the sealant in new homes to keep out.

For jobs in and around Kilchoan, choosing the right material for each joint is as important as a tidy finish. Around Kilchoan, as everywhere, new build mastic is only as good as the preparation behind it.

How the visit works

There’s no need to move everything out, only the area right around the joints. Everything nearby is protected, and the job takes a few hours for most snagging lists, longer for a run of plots in most cases. In smaller Scottish places, parking is normally less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. We look at why each joint failed, including any movement.
  2. We remove the failed sealant and clean the joints.
  3. We make sure the joints are dry and prime them if needed.
  4. New sealant goes in, with baths filled first so they’re at their heaviest.
  5. We check every joint and leave you with the cure times.

How to prepare

  • Keep pets and children clear of the area while we work
  • Where the joints are inside, avoid wetting them before we arrive
  • On commercial sites, let us know about site rules
