How we handle new build mastic in Ballygown

Developers send us the plot schedule and we work through it. Bathrooms, en suites, kitchens, frames and skirting are sealed ready for handover with a sealant suited to each area. We work on kitchens, show homes and bathrooms & en suites, and common reasons people get in touch are new-build shower sealant that has already split and joints pulling apart as timber shrinks.

Around smaller Scottish places like Ballygown, new homes tend to be single plots or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.

There’s a 12-month guarantee on every job, whatever its size.

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

FAQs for Ballygown

What guarantee comes with new build mastic in Ballygown?

All our work, in Ballygown and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.

Is Ballygown within the area you cover?

Yes, we do. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

How long does the job take?

A typical job takes a few hours for most snagging lists, longer for a run of plots, including preparation and clearing up. We will confirm how long when we quote.

Do you do commercial work?

Yes. We’ve worked for hotels, offices and other businesses.

When is the sealant fully cured?

Different products cure at different speeds, so follow the cure time we give you when we finish.

Is it worth resealing while the house is still settling?

It depends on whether water is getting through. A leaking shower or bath seal should be redone right away, while small cosmetic gaps can wait a while.

Do you hold any approvals?

Yes. We hold ARBOMaster approved applicator status.

Should I go to my builder first?

Report it to the builder first while you’re covered. Once that’s done, or if they will not put it right, we will cut it out and reseal it.

What we can’t put right

To be straight with you, there are a few things sealant won’t fix:

  • Deciding who is responsible under a builder’s warranty
  • Movement caused by a poorly fitted tray or bath
  • Damaged fittings that need replacing

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

What we seal

  • Windows & doors
  • Kitchens
  • Plot handovers
  • Skirting & floors
  • Bathrooms & en suites
  • Show homes

What we do, step by step

Good joint work is mostly preparation, so that is where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it generally takes anything from a few hours to several days, depending on the number of plots. Around Ballygown, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. First we work through your snagging list or plot schedule with you.
  2. We cut out every bit of the failed or messy sealant.
  3. Each joint is cleaned of dust and grit, then primed if required.
  4. A sealant chosen for each area goes in and is tooled smooth.
  5. Finally, each room is checked and you’re given the cure time.

Preparing for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention any sign-in or site rules at work premises
  • Tell us about any water getting in

New build mastic around Ballygown

Ballygown is within about 1 mile of the coast. New homes near the sea put their outside mastic to work from day one, so any gaps are best picked up early. The west of Scotland is wetter than the east, which means plot mastic and the sealant in new homes has to cope with a lot of rain.

For jobs in and around Ballygown, choosing the right material for each joint is as important as a tidy finish. Around Ballygown, as everywhere, new build mastic is only as good as the preparation behind it.

What happens if it’s left?

A hairline gap at a skirting can wait, but a leaking seal cannot. If you are unsure which you have, drop us a line at info@mrmastic.co.uk with photos and we will give you a straight answer. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Doing several joints on one visit is normally more efficient than separate visits, so tell us about everything that needs sealing. We’ll give you a clear quote for the lot.

Why us?

  • 20+ years of sealant experience
  • Sanitary silicone with an anti-fungal additive in wet areas

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. Our tips:

  • Keep photos and emails about snagging items
  • Don’t seal over failed sealant yourself
  • Ventilate bathrooms well, especially in the first year
  • Act quickly if a seal starts to leak

Ventilation matters in a new home, which is still drying out. Use the extractor fan or open a window after showers.

The sooner you deal with untidy or cracking sealant, the less there is to put right. Left alone, a small crack can become a leak in a busy bathroom.

Landlord and commercial work in Ballygown

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.

Different surfaces, different methods

Skirting and floors

Where the floor meets a bath panel or kitchen plinth, the joint keeps mop water out. We seal them with a sealant suited to wet areas.

Kitchens

Worktops in new homes can move slightly as the house dries, opening gaps behind the upstand. A fresh flexible bead closes them.
