New build mastic for homes and businesses in Ardtun
A new build should have a neat, sound bead at every joint. When the finish is smeared, patchy or already cracking, it’s worth putting right early, before water reaches anything behind it. We’re often asked to deal with cracks appearing as a new home settles and sealant work across a run of new homes, across windows & doors, show homes and plot handovers.
Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.
All of our work is guaranteed for twelve months.

Signs you need new build mastic in Ardtun
If plaster or screed was still damp when it was sealed, the bond suffers. On a busy site, joints are not always given time to dry before the sealant goes on.
The problems people normally mention when they call are:
- Cracked caulk along new skirting
- Untidy sealant flagged on a snagging list
- Cracked sealant around new window and door frames
- Leaking shower tray seals in a new home
In and around Ardtun, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.

Joints and finishes in Ardtun homes
Ardtun is close to the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so it’s worth checking at snagging. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.
Whether the job is in Ardtun itself or nearby, the right material for each joint matters as much as a neat finish.

Honest limits
A few problems are outside what sealant work can do:
- Cracking that points to a structural problem
- Deciding who is responsible under a builder’s warranty
- A tray or bath that is not properly supported, until it’s fixed

What we do, step by step
Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes a few hours in a single home. For a place like Ardtun, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First, the list of joints is agreed from your snagging sheet or plot schedule.
- The failed sealant is removed completely.
- Joints are vacuumed and cleaned of building dust.
- Primer goes on where the surface and product need it, then the new sealant.
- Each bead is tooled and the cure times explained.
Before we arrive
- Clear items away from the joints we are working on
- For business premises, tell us about site rules or sign-in

Should I try it myself first?
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
A DIY attempt doesn’t rule out a professional job. We cut it out and start again.

FAQs for Ardtun
Is Ardtun within the area you cover?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Is new build mastic in Ardtun guaranteed?
All our work, in Ardtun and everywhere else, comes with a 12-month guarantee. We’re fully insured, and an ARBOMaster approved applicator.
Do you work for developers?
Yes. Second-fix sealing in bathrooms, kitchens, frames and floors is part of what we do. We clean and prime joints properly to keep callbacks down.
Do you do commercial work?
Yes. Larger jobs can be planned room by room or area by area to suit the site.
Can I add another job to the visit?
Of course. Doing several areas at once is usually more efficient, so mention them when you ask for a quote.
Do you use white or clear sealant?
We use white, clear or a colour to suit the finishes. Let us know your preference when you ask for a quote.
Does someone need to be in?
For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you do not need to watch us work.
Can new sealant go on top of the old bead?
No. Sealing over old sealant looks fine for a few weeks, then lifts. We remove every bit of the old bead before resealing.
Looking after it afterwards
A little care helps the new joints last. Our advice:
- Get a leaking seal dealt with straight away
- Keep water off fresh sealant until it has cured
- Avoid running a DIY bead over the old one
- Report sealant problems to your builder during the snagging period
Clean the sealant with a mild detergent and a soft cloth. Avoid abrasive pads and strong solvents, which can damage the surface.
Early snagging is easier snagging. Left alone, a small crack can become a leak.
How we quote for new build mastic
We don’t publish a price list. What we look at:
- The amount of work
- Any working-time requirements on site
- Whether the work is at height
- How much old sealant there is and how hard it is to remove
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all make a difference.
Asking for a quote
To make quoting easier, let us know:
- Photos by email, if that’s easy
- Where the property is
- How many joints, rooms or windows are involved
- If it’s domestic, commercial or a hotel
For a quote, drop us a line at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You’ll have a clear quote before work begins.
