New build mastic in Baile Mòr, done properly
Our new-build work comes in two parts: plot mastic for developers, and putting right failed sealant for people who’ve bought a new home. Both get the same care over preparation since hurried prep is behind a lot of new-build failures. We work on skirting & floors, plot handovers and kitchens, and people most often call us about sealant applied over dusty or wet surfaces and second-fix sealing on new plots.
Many newer homes in Scotland are timber-framed and settle as they dry out, so skirting and floor joints can open up. In older homes, timber floors move through the year too.
We guarantee the work for a year. If something is not right with it in that time, tell us and we will put it right.

Why act early in Baile Mòr
The builder is generally the first port of call while the snagging or warranty period runs. If it’s slow, or the same joint keeps failing, a proper reseal from a specialist is the next step. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re unsure, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

Your questions about new build mastic in Baile Mòr
Do you cover Baile Mòr for new build mastic?
Yes, Baile Mòr is within the area we cover. We work across all of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing.
Will you come out to Baile Mòr?
Yes. Baile Mòr is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
Will the old sealant be removed?
Yes, always, and completely. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.
Should I wait before resealing?
That depends on the joint. Failed seals in wet areas need doing now, while small cosmetic gaps can wait a while.
When is the sealant fully cured?
Cure times vary by product and the conditions. Before we leave, we’ll tell you the cure time.
Do I need to be at home?
That depends on where the joints are. Inside work needs someone to give us access, and for outside work we will agree access with you when we book.
Can you reseal over the builder’s sealant?
No. Fresh silicone doesn’t stick to the old layer, so sealing over the top fails quickly. The old sealant always comes out first.
Are you fully insured?
Yes. We are fully insured for every job we do.
What affects the quote in Baile Mòr
We quote each job individually. These are the things that affect it:
- The size of the job
- The product the joint needs
- The old material and how stubborn it is
- Mould in or behind the old joints
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

Aftercare tips
A little care helps the new joints last. We recommend:
- Wipe joints with warm soapy water
- Record problems with dated photos
- Open a window or run the fan after bathing
- Get a leaking seal dealt with straight away
Photograph failed sealant before it’s redone and keep the builder’s replies. It helps if anything else comes up during the warranty period.
Lifting sealant traps moisture and mould behind it. Dealing with it before it goes black keeps the job straightforward.

- Frame joints opening as the plaster dries

How it works
Every visit runs the same way: we look at the joints together, protect the area around them, do the work and clear up. It normally takes anything from a few hours to several days, depending on the number of plots. For a place like Baile Mòr, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We start by agreeing which joints are on the list, from the snagging sheet or plot schedule.
- Failed or untidy sealant is cut out completely.
- Surfaces are cleaned of building dust and primed where needed.
- We apply a sealant that suits each joint and tool it to a neat finish.
- Finally, each room is checked and you are given the cure time.
Preparing for the visit
- Mention any parking rules near the property
- Mention if the joints have been sealed before
- Let us know about stairs, lifts or work at height

Related advice
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.
