Sand mastic for homes and businesses in Ardtun
Across Ardtun, we renew sand mastic around sash and case windows. Each joint is raked out, prepared and pointed by hand, finished to suit the masonry. We’re often asked to deal with cracked mastic round a front door frame and a silicone bead on a sash window that spoils the look, on stone surrounds, sash and case windows and brick reveals.
Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.
We stand behind the work with a 12-month guarantee, so you’re not left on your own once the job is done.

Ardtun homes and the weather
Ardtun is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. The west of Scotland is wetter than the east, which means the mastic around older windows and doors has to cope with a lot of rain.
Around Ardtun, as everywhere, sand mastic is only as good as the preparation behind it.

FAQs for Ardtun
Does the coastal weather in Ardtun affect outside sealant?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.
Is Ardtun within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
What exactly is sand mastic?
A traditional pointing material made from sand and a linseed-oil-based binder, used between timber frames and stone or brick.
I rent my home. Can I book you?
Yes, but check with your landlord or agent first. Many landlords are glad to have it sorted.
Is the work guaranteed?
Our 12-month guarantee covers every job, sand mastic included.
Is sand mastic better than silicone for my windows?
We’ll help you decide. Sand mastic suits many period homes and newer frames suit modern sealant.
Where are you based?
Our base is in Crawley, and we cover South East England, London and all of Scotland.
Will it make a mess?
Tidy work is part of the job. We protect what’s around the joints, and we clear up when we are done.
Keeping the joints in good condition
So the new joints stay in good condition:
- Ask us before painting near the mastic
- Have rotten timber repaired before new mastic goes in
- Plan mastic work ahead of painting
- Go gently near the mastic when preparing windows
Leave the new mastic alone while it firms up. It skins over quickly but needs longer to fully harden.
It’s best to renew mastic before painting the windows. Painting over failed mastic hides the problem for a while.
Honest limits
We’ll always be straight with you, so here’s what sealant can’t fix:
- Timber that has rotted
- Putty and glazing repairs
- Decisions on consent for listed homes
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

What affects the cost of sand mastic
Every job gets its own quote. These are the things that affect it:
- Working hours on commercial sites
- The type of sealant required
- The size of the job
- How many areas need sealing
Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Ask us for a quote and we will go through it with you.
Asking for a quote
You do not need to know the technical terms. It helps if you can tell us:
- The address or postcode of the job
- Photos by email, if that is easy
- How many joints, rooms or windows are involved
- What’s wrong with the joints now

How it works
We keep the work tidy and contained to the joints we’re treating, so you can get on with your day. Expect the work to take anything from a few hours to a full day, depending on how many windows, and we explain the cure time before we leave. Outdoor work around Ardtun depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

Advice
Signs you need sand mastic in Ardtun
Sand mastic slowly weathers. It hardens, cracks and starts to come away on the stone or timber.
Keep an eye out for any of the following:
- Gaps round a timber door in stone or brick
- Weathered mastic on the most exposed windows
- Tired mastic found when preparing windows for paint
- Wind and rain getting in round a sash window
Homes close to Kilvickeon Church include some older properties, and the joint between an old wall and a newer frame is usually the first place rain gets in.
Before you book anyone
