Sand mastic for homes and businesses in Fionnphort

Sand mastic is the traditional way to point the gap between a timber window frame and the stone or brick around it. It’s a mix of sand and a linseed-oil-based binder, applied by hand. On period homes, it looks right where silicone wouldn’t. If you have mastic that needs renewing before redecorating and cement or filler used on old window joints that has cracked, we can put it right.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain.

Whatever the size of the job, you get the same one-year guarantee.

What we do, step by step

A visit follows a simple pattern: we check the joints, protect the area around them, do the work and clear up. Most jobs take a few hours for a single window, longer for several. Outside jobs in Fionnphort need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. First, we look at the surrounds with you and agree what needs doing.
  2. We rake out the old mastic and clean the joint.
  3. Deep voids are packed so the mastic is the right thickness.
  4. Sand mastic is mixed and applied by hand, then shaped to the joint.
  5. The finish is dressed so it sits neatly against the stone or brick.

Preparing for the visit

  • Mention any leaks or damp you’ve noticed
  • Tell us if parking is tricky
  • Clear items away from the joints we’re working on

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Fionnphort questions

Is Fionnphort within the area you cover?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Does the coastal weather in Fionnphort affect outside sealant?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

Where do you work from?

We work from Crawley. Our applicators cover Fionnphort, along with the rest of our area.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.

Can you match the sealant colour?

We will suggest a colour to suit the surroundings. The choice depends on the product the joint needs.

Is it possible to take out silicone and use sand mastic instead?

Yes, it’s a common request. All the old silicone is removed first so the mastic beds in well.

What’s sand mastic made of?

It’s sand mixed with a linseed-oil-based binder for the joint between timber frames and masonry.

Quotes for sand mastic in Fionnphort

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • The size of the job
  • When we can work, for business premises
  • Which sealant suits the joint
  • Whether the work is at height

The cost depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before work begins.

Common problems we fix in Fionnphort

Over the years, sand mastic weathers. It dries out, cracks and loses its grip from the frame or the masonry.

Look out for any of the following:

  • Mastic dropping out of the joint
  • Mastic that needs renewing before redecorating
  • Mastic round period door frames that has failed
  • Failed mastic on an exposed elevation

In and around Fionnphort, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint.

Frames and glazing around Fionnphort

Fionnphort is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Whether the job is in Fionnphort itself or nearby, the right material for each joint matters as much as a neat finish.

Aftercare tips

After the cure time, these simple habits help:

  • Avoid patching sand mastic with silicone
  • Have rotten timber repaired before new mastic goes in
  • Sort the mastic before the decorators arrive
  • Find out about consent before window work on a listed home

Check the mastic when you check the paintwork. Catching cracks early keeps repairs small.

Sound mastic protects the frame. Failed mastic lets water reach the timber, which can lead to rot.
