Sand mastic for homes and businesses in Baile Mòr
Sand mastic suits most period window surrounds. On modern frames we’d normally use a flexible sealant and we’ll explain which is best for yours. We are often asked to deal with draughts and rain around sash boxes and old sand mastic that has cracked, crumbled or fallen out, across timber door frames, period & listed homes and stone surrounds.
In and around a place like Baile Mòr, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.

DIY versus a professional finish
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
The process
There isn’t much for you to do on the day. Show us the job and we will take it from there. The work itself takes a few hours for a single window, longer for several from start to finish. Outside jobs in Baile Mòr need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- We check the window surrounds and agree which joints need renewing.
- Old, loose mastic is raked out and the joint cleaned.
- We pack any deep gaps so the mastic sits at the right depth.
- We mix the sand mastic and apply it by hand, shaping it to the joint.
- The finish is dressed so it sits neatly against the stone or brick.
Getting ready for the visit

- Let us know if you’ve seen damp or leaks
- Mention any sign-in or site rules at work premises

What else we do in Baile Mòr
Do you need sand mastic in Baile Mòr?
Scraping and sanding before painting can loosen old mastic. It’s often found when windows are being prepared for paint, which is a good time to renew it.
Keep an eye out for any of the following:
- Patchy fillers round a sash window
- A silicone bead on a sash window that spoils the look
- Gaps round a timber door in stone or brick
- Gaps where the frame meets the masonry
Homes close to Iona Church include some older properties, and the joint between an old wall and a newer frame is generally the first place rain gets in.

Baile Mòr homes and the weather
Baile Mòr is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around older windows and doors, which can dry out and crack sooner where a building faces the weather. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
Around Baile Mòr, as everywhere, sand mastic is only as good as the preparation behind it.

Work for landlords, hotels and businesses
Letting agents and landlords in Baile Mòr can book us as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.
A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.
Leave it or put it right?
Silicone might seem the quicker option, but on period stone or brick it often looks out of place. Sand mastic is the traditional material and finishes neatly against the masonry. In a place like Baile Mòr, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.

How the job changes by surface
Period and listed homes
Materials matter on listed and conservation-area homes. Sand mastic is often the preferred finish.
Brick reveals
Gaps between frame and brick let in rain and draughts. Renewing the mastic closes it.
Questions from Baile Mòr
Can you do sand mastic in Baile Mòr?
Yes, Baile Mòr is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and tell us what needs doing.
Does the coastal weather in Baile Mòr affect outside sealant?
Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.
Can sand mastic be painted?
Traditional guidance is not to paint over sand mastic. Ask us before you decorate around it and we’ll advise.
Can new sealant go over the old?
No, because it fails. We remove every bit of old sealant first, so the new joint bonds to clean surfaces.
Can tenants book the work?
Of course. Check with your landlord; we can send the quote to them too.
Does someone need to be in?
It depends on the job. Inside work needs someone to give us access, and for outside work we will agree access with you when we book.
Are you an approved applicator?
Yes. We are approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.
Do you take out the old sealant first?
Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.
