External Mastic in Baile Mòr
Sealing brickwork movement joints, render, cladding and façade joints for homes and businesses in Baile Mòr and across Argyll and Bute. ARBOMaster approved applicators, fully insured, with a 12-month guarantee.
- Damp patches traced to an open external joint
- Movement joints filled with mortar instead of sealant
- Brick movement joints where the sealant has split
What the job involves on each surface
Concrete and blockwork
The face of concrete or block is often dusty, so cleaning and priming matter. We prime where the sealant needs it before the bead.
Brickwork movement joints
Brick walls have vertical movement joints to absorb expansion. We reseal them with a low-modulus sealant over backing rod coloured to suit the wall.
External mastic in Baile Mòr, done properly
We are ARBOMaster approved applicators, and each external joint gets a sealant suited to it. Porous or awkward surfaces are primed where the sealant needs it. If you have cracked joints where brick meets render or frames and damp patches traced to an open external joint, we can put it right, whatever the surface.
Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.
Your job is guaranteed for a year, as with all our work.

Baile Mòr buildings and the weather
Baile Mòr is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
In the older streets around Iona Church, older walls, gutters and the joints where extensions meet them need a flexible sealant.

What affects the cost of external mastic
Jobs vary more than people expect. What affects the quote:
- Mould in or behind the old joints
- The number of rooms or windows
- Whether old sealant or filler has to be cut out
- The amount of work
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.
What to tell us for a quote
When you contact us, it’s useful to know:
- Access, such as stairs, a lift or height
- Where the job is, and your postcode
- Whether it’s a home or a business
- Whether it has been sealed before
If you are in Baile Mòr and need external mastic, drop us a line at info@mrmastic.co.uk. Tell us what the problem is and where, and you’ll get a clear quote before work begins.
What we are called out for in Baile Mòr
Sometimes a movement joint was filled with mortar or a rigid filler by mistake. With the joint locked solid, the movement turns into cracks elsewhere in the wall.
If you can see any of these, it’s time to have the joints looked at:
- Brick movement joints where the sealant has split
- Joints pointed up with cement by mistake
- Sealant pulling away from one side of the joint
- Failed seals between different materials
Around Baile Mòr, as everywhere, external mastic is only as good as the preparation behind it.

Your questions about external mastic in Baile Mòr
Does the coastal weather in Baile Mòr affect outside sealant?
Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.
Is Baile Mòr within the area you cover?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Do the sealants smell?
Some sealants have a smell while they cure. Ventilation helps.
When will the joints need doing again?
It varies from wall to wall: sunny, exposed elevations and busy joints wear faster. Check them each year and reseal when they split or harden. Our work comes with a 12-month guarantee.
Are you ARBOMaster approved?
Yes. We are an ARBOMaster approved applicator, which is run for the Arbo sealant brand.
What is a movement joint?
Most straight vertical gaps in brickwork are movement joints. It lets the bricks expand without cracking.
Can I add another job to the visit?
Yes, we can. Several rooms, windows or areas can go on one quote.
Do you have insurance?
Yes. Full insurance covers our work.
Aftercare tips
To keep the joints looking good and working properly:
- Have failed joints looked at early
- Keep movement joints as flexible joints, not mortar
- Fix overflowing gutters above sealed joints
- Wash walls gently around the sealant
Give the sealant the cure time we tell you before anything rubs against it. Most exterior sealants skin fast but take longer to cure right through.
Leave a failed movement joint and water keeps getting into the wall. That can lead to damp patches, staining and frost damage which cost more to put right than the joint.
When it is not the sealant
Sealant is not the answer to every problem, and we’ll tell you before work begins. Sealant won’t put right:
- Walls that need new movement joints cut into them
- Loose or hollow render, which needs re-rendering
- Subsidence or other structural problems
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

How the visit works
We keep the work tidy and contained to the area we are working on, so you can get on with your day. Expect the work to take a few hours for a handful of joints, longer for a whole elevation, and we explain the cure time before we leave. Outdoor work around Baile Mòr depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We inspect the joints and agree which need resealing and how they’ll be reached.
- We cut out the failed sealant and rake out any dirt or growth.
- The joint faces are cleaned and primed where the sealant needs it.
- Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
- The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.
Getting ready for the visit
- Tell us about access, such as stairs, a lift or high-level joints
- Let us know if you’ve seen damp or leaks
- For indoor joints, keep the area dry beforehand if you can
How to get a quote
For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we’ll talk you through the work.
Advice
Why act early in Baile Mòr
A failed movement joint lets water into the wall. Resealing early keeps the job to the joint itself, rather than the wall around it. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.
