External mastic near Bunessan

What affects the cost of external mastic

The price is agreed before any work begins. It’s based on:

  • Whether there’s mould to deal with
  • When we can work, for business premises
  • Which sealant suits the joint
  • Whether the work is at height

Leaving a failed joint generally makes the job bigger, not smaller. If you are unsure, email us at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

What to tell us for a quote

When you call or email, it’s useful to know:

  • How we’d reach the joints
  • What’s wrong with the joints now
  • The address or postcode of the job
  • Photos by email, if that is easy

The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.

How we handle external mastic in Bunessan

A movement joint is only as good as its depth. Backing rod controls how deep the sealant goes and keeps it off the back of the joint, so it bonds to the two sides only and can stretch. We work on brickwork movement joints, copings & trims and concrete & block, and the jobs we see most are joints pointed up with cement by mistake and gaps where render, brick and frames meet.

Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.

You get a 12-month guarantee, the same in Bunessan as everywhere else we work.

How the job changes by surface

Cladding and façade panels

Panels heat up and cool down quickly, so the joints work hard every day. We choose the product to suit.

Brickwork movement joints

Brick movement joints are often mistaken for a missing mortar line. If that’s happened, we rake it out and reseal it properly where it can be done safely.

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. A few tips:

  • Deal with leaking gutters that soak the joints below
  • Check external joints each spring
  • Keep high-pressure jets off the joints
  • Make sure movement joints aren’t pointed over

Don’t let soil, plants or ivy build up against the new joints. Damp material against the sealant shortens its life.

Leave a failed movement joint and water keeps getting into the wall. That can lead to damp patches, staining and frost damage.

External mastic in Bunessan: local notes

Bunessan is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. The west of Scotland is wetter than the east, which means movement joints and outside wall joints has to cope with a lot of rain.

For an older house near a landmark such as Kilvickeon Church, old and new materials meet at the roofline and walls, which is where sealant earns its keep.

Bunessan is in Argyll and Bute. From the centre of Bunessan to the outskirts, external mastic is available for homes and businesses alike, from flats and houses to offices and hotels. Bunessan is one of 118 places in Argyll and Bute where we work.

Why act early in Bunessan

Low-modulus sealants stretch easily, so they put less strain on the joint edges. That matters on brick, render and concrete, which can be weaker at the face. Too stiff a sealant can pull at the edges and break them. In an older home around Bunessan, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

The cost depends on the amount of work, how much old material has to come out and access to the work. You will have a clear quote before any work starts, so you know where you stand.

Bunessan questions

Does living near the coast affect external mastic in Bunessan?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

Do you cover Bunessan for external mastic?

Yes. We work across all of Scotland, and Bunessan is part of that. Just email us at info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.

What is a movement joint?

A movement joint is a planned break in the wall that absorbs expansion and shrinkage. It should be filled with flexible sealant, never mortar.

Where do you work from?

We work from Crawley. We cover Bunessan and the rest of Argyll and Bute.

How long should I leave it?

Cure times vary by product and the conditions. Before we leave, we will tell you the cure time.

How much does external mastic cost in Bunessan?

Every job is different, so each one gets its own quote. To get one, drop us a line at info@mrmastic.co.uk with a short description of the job.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Common problems we fix in Bunessan

Sunlight, wet weather and frost wear exterior sealant down. In time it goes hard, crazes on the surface and stops stretching, so the next time the wall moves, it splits or pulls away.

Look out for these signs:

  • Weeds or debris growing in open joints
  • Water getting into walls through failed joints
  • Leaking joints around cladding and façade panels
  • Old sealant gone brittle and cracked

Around Bunessan, as everywhere, external mastic is only as good as the preparation behind it.

Before you book anyone

  • Is the old sealant removed completely?
  • How the joint is cleaned and prepared
  • What the quote includes, VAT included or not
  • How long the guarantee is

Our hiring checklist

The process

There’s no need to move everything out before we come, just the space around the work. Everything nearby is protected, and the work takes a few hours to a few days, depending on the length of joint and the access in most cases. Somewhere like Bunessan may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We start by walking round the building and agreeing the joints and the access.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. Joint faces are cleaned back and primed if the sealant needs it.
  4. We fit closed-cell backing rod to control the depth.
  5. The exterior sealant is applied, tooled and checked along its length.

Getting ready for the visit
